Develia has launched presales for the fourth phase of Centralna Vita, a multi-phase residential development in the Czyżyny district of Kraków. The new building will comprise 212 apartments ranging from 33 to 87 sqm, with layouts of one to four rooms. Construction is scheduled to begin in September 2026, with completion planned for the first quarter of 2028. The general contractor is Express Konkurent.

Skanska has begun construction of the first phase of its Nowy Format office complex in central Kraków, on the site of a former newspaper printing press. The nine-storey building, designated Nowy Format A1, will provide 21,400 sqm of gross leasable area and is scheduled for completion in the third quarter of 2028. The broader complex will ultimately comprise three buildings totalling approximately 48,000 sqm in the Grzegórzki district.

The first half of 2026 brought a shift in occupier demand in the Kraków office market towards the city centre, according to the "Office Occupier - Office Market in Kraków" report published by Newmark Polska. Although total take-up fell sharply compared with the same period in 2025, leasing activity recovered in the second quarter. The vacancy rate edged up to 19.0% across the city, though it stood at just 10.5% in the Centre.

Echo Investment has received an occupancy permit for the office buildings at its WITA destination complex in Kraków. Both buildings, totalling 18,000 sqm, were fully let ahead of completion — to Brown Brothers Harriman and OPmobility.

Eika Asset Management has acquired a 9-hectare site in Skawina, part of the Kraków metropolitan area, where, together with partner Panattoni, it will develop the 46,000+ sqm logistics complex Panattoni Park Kraków West IV, EAM announced on LinkedIn.

The regional office market began 2026 with reduced development activity and a shift in new supply towards smaller schemes. Tenants continue to favour modern projects in key regional cities, while landlords of older buildings are increasingly offering incentive packages, according to a report by BNP Paribas Real Estate Poland.

Brown Brothers Harriman (BBH) has chosen the Wita mixed-use project in Kraków as the headquarters for its Polish operations. The company will occupy the entire office building C, offering approximately 13,300 sqm of modern Class A space.

Summus Capital has acquired The Park Kraków office complex for €48 million, strengthening its Polish office portfolio. The newly developed complex in Kraków's Podgórze district consists of two office buildings with 24,702 sqm of leasable space.

Polish developer Echo Group has strengthened its liquidity framework in the first quarter of 2026, capitalising on the divestment of fully leased commercial assets. The capital raised from these sales will directly fund the company's pipeline of new office developments in central Warsaw. At the end of Q1, Echo Group reported total assets of PLN 6.5 billion (€1.53 billion).

Studentspace, a student housing platform, has secured PLN 215.8 million (approximately €50 million) in financing from PKO Bank Polski. The financing will support the development of two Studentspace projects in Warsaw, including the investment at Wołoska Street, which together will deliver approximately 1,100 student beds.
