CRE investment volume in Poland exceeds €1.7 billion

Cushman & Wakefield estimates that the commercial real estate investment volume in Poland for the first half of 2024 was €1.76 billion, representing an almost 80% increase compared to the same period in 2023. The investment market is experiencing a revival in the activity of investment funds, including Polish investors, with this year’s total investment volume likely to hit €4 billion.

Emira takes 25% strategic stake in Poland's DL Invest Group

Emira Property Fund has announced a strategic investment in the Luxembourg-headquartered Polish property developer and investor DL Invest Group. With a €55.5 million investment, Emira has acquired an effective 25% initial stake in DL Invest Group, which has a gross asset value of approximately €730 million and a net asset value prior to Emira’s investment of approximately €278 million. Emira’s equity interest has a face value of €101.5 million.  Emira has also secured the option to acquire a further interest for €45.5 million. If exercised, this second tranche will result in Emira holding 45.0% of the issued shares of DL Invest Group.

Colliers sees investment volumes increase

The first half of 2024 has seen CEE investment volumes increase by ca. 29% YoY. According to preliminary results, this is contrary to European and Global results, where activity is still subdued. Given the current conditions, Colliers expect 2024 volumes could reach up to ca. €5.5 billion, around half of the 10-year average, as it has revealed in its latest “H1 2024 Investment Scene” report.

New leases

  • The Polish branch of Lufthansa Technik AG, a global provider of maintenance, repair and overhaul services for civil aviation, has joined the group of tenants at the Infinity office building in Wrocław. The company has leased over 860 sqm of office space in the building, in the heart of the city on ul. Legnicka. Lufthansa Technik AG will move into its new headquarters in April 2026. The lease was signed for seven years.
  • Fortress Logistics Real Estate, part of South African global investment platform, has set up office in the third floor of the Metropolitan building on Piłsudski Square. The Warsaw office will overlook the Ministry of Culture and the Raffles Europejski Hotel.
  • Promenada Mall, owned by Nepi Rockcastle, has completed the first stage of its food court modernisation, spanning 1,000 sqm, with the opening of eight new restaurants.

New appointments

  • From mid-October, László Csapó will take up the position of Director of Business Development at Danubius Hotels Zrt. He succeeds Andrea Róna, who had held the position since 2022.
  • Cushman & Wakefield Echinox has named Gabriel Vințe as Business Development Manager within the Project & Development Services (PDS) department. He will also oversee the business line dedicated to sustainability services. Vințe has over 21 years of experience gained in renowned companies across sectors such as financial services, retail, residential, and consultancy.
  • Cushman & Wakefield has strengthened its Warsaw-based Capital Markets team, led by Paweł Partyka, with the appointments of Jakub Grabara and Natalia Wołyniec. The new hires will support the company in delivering transactional advisory services across the commercial property market.
