Lion Capital, a public financial investment company, has purchased a land plot of 11 hectares in western Constanța in a deal valued at more than €10 million.

Logistics operators accounted for approximately 50% of the Q1 2023 demand for industrial spaces in Romania which totaled 330,000 sqm, up 10% year-on-year, according to Cushman & Wakefield Echinox. 

Belgian developer Speedwell has started the construction works for the second phase of development for SpacePlus West project, near Bucharest. The new development will have a leasable area of 7,000 sqm, while the whole project will reach 10,000 sqm.

MLP Group has successfully placed €29 million worth of bonds with 36 investors in a public offering intended for qualified buyers. The transaction was arranged and conducted by mBank. The Warsaw office of global law firm Taylor Wessing provided legal advice to MLP Group, and mBank was advised by CMS Cameron McKenna Nabarro Olswang.

In Q1 2023, the Czech industrial real estate market hit record numbers and passed the 11 million sqm mark. The five-year average has broken when the total volume of newly completed industrial grew to 217,900 sqm, according to Colliers’ quarterly survey.

CTP has pre-let over 25,400 sqm of logistics space to a German headquartered renewable energy developer, service and energy solutions provider, at CTPark Gdańsk Port, a major new sustainable logistics park that CTP is developing in Gdańsk, Poland.

Ivan Lokere, CEO of Alinso Group, talked to Property Forum about the company’s expansion plans on the Romanian industrial market, the increase in occupancy rates for its local portfolio and the ongoing investments in infrastructure that will open new demand drivers for the market in the years to come.

CTP has unveiled plans to invest €600 million in the coming years to double its portfolio to 20 million sqm by 2030.

Industrial developer CTP has recorded a net income of €130.7 million in the first quarter of 2023, up 21.9% year-on-year, while the like-for-like rental growth stood at 7.8%, mainly driven by indexation and reversion on renegotiations and expiring leases. The company’s profit for Q1 2023 was €225.4 million which is 274% above the figure for Q1 2022 (€60.2 million).
