The Tri-City office market ended 2025 with total stock exceeding 1.067 million sqm. Despite no new supply delivered last year, demand remained stable at 113,800 sqm, resulting in a vacancy rate drop to 11.9%, according to a report by Savills.

Jet Investment, the Czech investment and fund management company, has acquired a logistics project in Poland for €50 million.

Stoneweg Europe Stapled Trust (SERT) has completed the sale of Arkońska Business Park in Gdańsk for €7.8 million. The 11,000 sqm modern office complex was marketed with Savills Poland and JLL as co-exclusive sales agents.

The historic market hall (Hala Targowa) in Gdańsk, built at the end of the 19th century, is undergoing a major revitalisation led by Apsys, a company known for transforming historic urban spaces into vibrant, multifunctional destinations. The €32 million (PLN 141 million) investment aims to turn the hall into a dynamic culinary and cultural hub, seamlessly blending modern functions with respect for its historical fabric.

Noli Studios, the Scandinavian serviced living operator, will open a new location in Gdańsk’s Garnizon district in July 2025. The launch follows the brand’s debut in Poland with Noli Studios Warsaw Ursus earlier this year.

Peakside Capital Advisors is preparing to launch a warehouse project within the Tricity metropolitan area. The urban logistics park will be located in Przejazdowo, near the Gdańsk Wschód interchange, which connects the S7 expressway with Gdańsk city centre. The scheme will comprise two warehouse facilities with a total area of over 20,000 sqm, offering units starting from 1,700 sqm. Completion is scheduled for summer 2026.

Deutsche Hypo – Nord/LB Real Estate Finance has provided Olivia Seven Sp. z o.o. with a green loan for the refinancing of the office property Olivia Prime A, located in the Oliwa district of Gdańsk. The term of the loan is five years.

LemonTree has started the construction of a logistics and service complex in Gdańsk Kowale. The latest investment, COOL BTS Gdańsk by LemonTree, will be developed in a built-to-suit (BTS) formula for Nagel-Group and will include approximately 21,000 sqm of warehouse and office-social space. The general contractor is one of the leading construction companies, Depenbrock Polska. The completion of construction and handover of the building to the tenant is scheduled for the first half of 2026.

Torus has signed a €20 million facility agreement with PKO Bank Polski, Poland’s largest financial institution, securing financing for Punkt, its latest office investment in TriCity. DLA Piper facilitated the transaction, providing legal support.

Greenstone, a private equity fund, has finalized the acquisition of the remaining 20% stake in the Format office building from Torus, becoming the sole owner of the property. This follows Greenstone's initial purchase of an 80% stake in Format in May 2024. Just like in the first transaction, the seller was supported in this process by Cushman & Wakefield. The value of the deal has not been disclosed.
