Czech retail market prepares for shopping centre reopening

The great majority of shopping centres in the Czech Republic should reopen on Thursday 3 December. The footfall and revenue figures show that customers have not given up on visiting shopping centres in the long-term perspective or changed their shopping habits dramatically. Following the reopening after the first wave of the corona crisis, both performance indicators grew again, and revenue even exceeded last year’s figures in a year-on-year comparison. The impact on footfall and turnover was lower in the second wave, with footfall slightly growing in recent weeks. Considering that Christmas is coming, we can expect customers to return to shopping centres quickly as soon as they are allowed to, resulting in an exceptional increase in footfall and revenue.

CA Immo continues portfolio growth in 2020

For another quarter in a row, CA Immo has posted a strong operating result and a clearly positive consolidated net income. The organic growth of the portfolio through own project completions and the continuing high occupancy rate of the investment portfolio (95%) resulted in a further strong increase in net result from rent (+10.5% on the previous year). Despite a positive valuation contribution in the 3rd quarter, the negative revaluation result – as a result of the pandemic and its various effects – continues to have a negative impact on consolidated net income. With the addition of a total of three office buildings in Berlin and Munich (including two own project completions and one portfolio acquisition) and the purchase of an office building in Warsaw, CA Immo continued its portfolio growth in 2020.

Immofinanz records rental income increase in Q1-Q3 2020

Immofinanz recorded an increase in rental income and in the results of asset management and property sales during the first three quarters of 2020 despite the COVID-19 crisis. FFO 1 (before tax) was only slightly lower than the previous year at €89.2 million. After an adjustment for the straight-lining of a bond coupon payment in Q1 2020 over 12 months, FFO 1 improved by 10.1% to €92.4 million. The capital measures carried out in Q3 2020 strengthened the equity ratio and reduced the net LTV to 38.4%. The strong cash position of €601.9 million at the end of September was increased to approximately €1.2 billion by the benchmark bond issued in October and an undrawn credit line.

NEPI Rockcastle records 90% collection rate for Q1-Q3 2020

Shopping centre owner NEPI Rockcastle achieved a collection rate of 97% of reported revenues for the first half of 2020 and 90% for the nine-month period ended 30 September 2020. The total value of COVID-19 related rent reliefs and discounts granted by NEPI Rockcastle up to 30 September amounts to €55.6 million. The company published a business update for Q3 2020.

New leases

  • Schindler Romania is moving its office to Vastint’s Business Garden Bucharest. The company has leased 1,160 sqm in a deal brokered by CBRE Romania.
  • Footwear brand Crocs is opening its first location in the North-East region in Palas, as well as in the upcoming Rivus project in Cluj-Napoca, both projects developed by Iulius.
  • WeNet, an online marketing company, has relocated its Gdańsk office to the multifunctional Garnizon complex, owned by the Hossa Investment Group. The organisation has taken up more than 450 square meters of office space in the GATO office building.

New appointments

  • Axi Immo is strengthening its organisational structure by appointing Danuta Dzierżak as Business Development Director. In her new role, she will be responsible for developing all business lines, acquiring new clients, and building relationships with key business partners in Poland and abroad.
  • Avison Young has announced several promotions within its Poland operations. In the Valuation and Advisory department, Agnieszka Bogucka and Marta Marat have both been promoted to Senior Valuer. In the Investment Advisory department, Artur Czuba has been promoted to Director. The Office Agency department has promoted Filip Filipowicz to Senior Consultant. In the Technical Advisory department, Kamil Olechniewicz has been promoted to Senior Project Manager. Additionally, Renata Zielińska took the position of Senior Consultant in the Investment department.
  • Tryton Business House in Gdańsk will welcome a new tenant. Państwowe Gospodarstwo Wodne Wody Polskie will occupy 3,092 sqm of office space in the complex owned by Globalworth. Cushman & Wakefield represented the institution in the lease process.
