Warsaw's office market is changing

In 2020, office take-up hit its lowest level in ten years amid pandemic headwinds despite the largest-ever single lease contract signed to date and one of the highest volumes of new office space coming onto the Warsaw market on record, says real estate advisory firm Savills. Occupier activity declines on Warsaw's office market

In 2020 the coronavirus pandemic pushed Poland into its first recession in 30 years following a GDP contraction of around 2.8%. According to Moody’s forecasts, implications of the second wave of the pandemic will reverberate through the economy also during the first quarter of 2021. Polish construction industry likely to recover in H2 2021

Pandemic is a catalyst for retail change in Poland

Close to 130,000 sq m was delivered to the market across all retail formats in Q4 2020, bringing last year’s total new supply to more than 340,000 sq m. Despite pandemic-related restrictions and successive lockdowns (7-28 November and from 28 December onwards), the fourth quarter witnessed 11 new retail completions and an outlet centre extension. Newly built schemes were sized under 20,000 sq m, and nearly half of the Q4 2020 new supply was delivered in cities below 50,000 inhabitants. New leases

  • Cushman & Wakefield Echinox moves its headquarters to the office building developed by businessman and former tennis player Ion Tiriac near Piata Victoriei in Bucharest. The company rented here a space between 300 and 500 sqm.
  • CBRE Romania will move from this summer to a new headquarters. The company rented almost one floor of One Tower, which has 1,400 sqm.
  • Furniture retailer Mobexpert leased 2,000 sqm of warehouses and offices in Constanța Business Park, developed by Global Vision and Globalworth. Following recent transactions, Constanța Business Park has reached an occupancy rate of 70%.

New appointments

  • Olga Szczęsna has joined JLL Poland's Office Agency Department, where she has taken up the position of director. Olga will be responsible for the commercialization of buildings from the Patrizia portfolio, including N21, Metron and G9, as well as the Central Point building, currently under construction in the centre of Warsaw.
  • JLL Romania consolidates its industrial team by recruiting Ciprian Sîrbu in order to provide Supply Chain services on the local market. Ciprian Sîrbu has over 10 years of experience in logistics, e-commerce, and industrial supply chain, completed by 7 years in which he worked in the IT field. His role within JLL is to provide advice to customers in streamlining the supply chain like the need for such services increases.
  • Simona Costache has joined Romanian developer One United Properties as Executive Director, Residential Sales. With 15 years of experience in real estate, Simona has been involved in sales, rental and facility management for residential developers in Bucharest.
