Investment activity in Poland remains strong for now

Poland’s commercial property investment volume surpassed €4 billion in the January-September period of 2020, down by 12.4% on the same period in 2019. Logistics accounted for nearly half of the investment activity while offices made up 38% of the transaction volume in Q1-Q3 2020, according to Cushman & Wakefield.

2020 investment volumes for CEE to be 20% lower than in 2019

CEE Investment volumes for the Q1-Q3 2020 period have reached ca. €8.0 billion and are 12% down compared to the same period of 2019. Poland attracted €4 billion which represents 50% of all volumes in this period. Average transaction sizes are up 31.5% and the number of transactions is down 32% according to Colliers International. Despite investor appetite remaining strong for CEE, year-end volumes are likely to reach €10-11 billion, ca. 20% lower than in 2019.

Banks in CEE now prefer to finance industrial/logistics assets

The industrial/logistics asset class is presently the most attractive for a majority of banks in Central & Eastern Europe (CEE) following the breakout of the COVID-19 pandemic, according to results from the latest edition of KPMG’s Property Lending Barometer (PLB), an annual study by the global audit and advisory firm that attempts to measure banks’ lending sentiments in Europe’s property markets. That preference lies in contrast to where most bank finance in Europe has typically landed prior to COVID: the office segment.

Warsaw’s office market records weakest result in 10 years

Due to the prolonged COVID-19 epidemic, some tenants on the Warsaw office market are postponing relocations, looking for sublessees or downsizing their offices. According to the Cresa Polska report "Occupier Economics: Office market in Warsaw in the third quarter of 2020", office take-up amounted to 113,000 sqm in Q3 2020, which is the weakest quarterly result in the last 10 years. Warsaw’s office stock reached 5.8 million sqm.

New leases

  • The company PKB Inwest Budowa has announced that the retail chain Lidl Polska will be a tenant of the newly developed Retail Park in Garwolin. The investment will include the construction of 3 buildings with a total area of 11,045 sqm. GLA. One of of them with an area of over 2,100 sqm will be occupied by a Lidl Polska shop.
  • Peek & Cloppenburg has chosen the Szczecin Galaxy shopping centre to make its debut in West Pomerania in Poland. The brand's only shop in this part of the country will be almost two thousand square metres in size.
  • The Enel-med clinic chain is opening two new outlets in Wrocław: 510 sqm in Sagittarius Business House and 1,374 sqm in the Infinity office building.

New appointments

  • Angelika Majkowska has taken up the position of HR director at Apsys Poland. Angelika, who has been with the company since 2013, will be responsible for complex HR policies in an organisation with a structure involving more than 19 teams in various locations.
  • Filip Krstičević is joining iO Partners in Zagreb as Regional Manager, focusing on leasing and land deals across the region. With a strong track record of acquiring land sites and developing residential and commercial properties in both Croatia and Australia, Filip is well placed to support international investors entering the Croatian market.
  • The Management Board of Globe Trade Centre S.A. has announced that on 18th of March, 2024 the company accepted Barbara Sikora's decision to resign from the company's authorities.
