NEPI Rockcastle records 90% collection rate for Q1-Q3 2020

Shopping centre owner NEPI Rockcastle achieved a collection rate of 97% of reported revenues for the first half of 2020 and 90% for the nine-month period ended 30 September 2020. The total value of COVID-19 related rent reliefs and discounts granted by NEPI Rockcastle up to 30 September amounts to €55.6 million. The company published a business update for Q3 2020.

GTC records slight rental revenue loss due to COVID-19

CEE records third highest investment volume on record

According to Savills latest research, total property investment activity in Poland, the Czech Republic, Slovakia, Hungary and Romania for Q1-Q3 2020 was €7.6 billion, the third-highest volume on record, despite the global COVID-19 pandemic. Total investment volumes by year-end are forecast to surpass €10 billion, which would be in line with the five-year average.

GTC plans green bonds issuance in Hungary

A German rating agency Scope Ratings has assigned a first-time issuer rating of BBB-/Stable to Globe Trade Centre S.A. and its subsidiary GTC Real Estate Development Hungary Zrt. GTC Group also announces green bonds issuance within the framework of the Bond Funding for Growth Scheme launched by the National Bank of Hungary. The senior unsecured debt rating is BBB-. The outlook on the ratings is stable.

2020 investment volumes for CEE to be 20% lower than in 2019

CEE Investment volumes for the Q1-Q3 2020 period have reached ca. €8.0 billion and are 12% down compared to the same period of 2019. Poland attracted €4 billion which represents 50% of all volumes in this period. Average transaction sizes are up 31.5% and the number of transactions is down 32% according to Colliers International. Despite investor appetite remaining strong for CEE, year-end volumes are likely to reach €10-11 billion, ca. 20% lower than in 2019.

The industrial/logistics asset class is presently the most attractive for a majority of banks in Central & Eastern Europe (CEE) following the breakout of the COVID-19 pandemic, according to results from the latest edition of KPMG’s Property Lending Barometer (PLB), an annual study by the global audit and advisory firm that attempts to measure banks’ lending sentiments in Europe’s property markets. That preference lies in contrast to where most bank finance in Europe has typically landed prior to COVID: the office segment.

Office vacancy rate expected to grow across CEE capital cities

The 12-month rental outlook for both prime and secondary CBD offices is stable in Bucharest and Budapest and negative in Warsaw. In Prague, the outlook is negative for prime assets and stable for secondary assets. The vacancy rate is expected to increase over the coming year in all of the four capital cities. Occupier conditions are currently neutral across the region, with Bucharest and Budapest expected to become tenant markets over the next 12 months, according to Colliers International.

Prologis presents strong figures for Q3 2020

Across Europe, markets have stabilized as the impact of COVID-19 on logistics real estate has begun to dissipate, with strong investor demand for the sector driving yield compression. The rent growth outlook has become more positive as markets have steadied and supply-side constraints have remained intact, driven by low levels of speculative development in most continental European countries. Land scarcity is also affecting rent growth.  Prologis published its third-quarter global earnings announcement along with its European and Central European performance update.

New leases

  • Cărturești is set to become an anchor brand in the RIVUS project developed by Iulius, in Cluj-Napoca, where it will house the country's largest bookstore. The company will lease 2,500 sqm of space, spread across two levels.
  • M1 Poznań, managed by EPP, one of the largest family shopping centres in Wielkopolska, has just gained a new, unique tenant, CentrumRowerowe.pl, which is making its debut in Wielkopolska. In the summer, HalfPrice will also join the list of tenants of the centre, offering global brands, including fashion, home furnishings and sports goods at attractive prices. Customers can also already use the assortment of the recently opened Reporter clothing store and the Rainbow travel agency. All new contracts cover over 5,000 sqm of retail space.
  • Three companies from the PZU Group, one of the largest financial institutions in Poland and Central & Eastern Europe, have decided to lease space at Konstruktorska Business Center in Warsaw for another 10 years. The companies have renewed their lease for a total of over 6,500 sqm of modern office space in the building owned by Golden Star Group.

New appointments

  • Elżbieta Majdan is joining the Property & Asset Management team at Savills Poland as an Associate Director. Elżbieta brings 15 years of experience in managing and commercialising retail properties, gained while implementing key projects on the Polish market.
  • Savills Czech Republic announces new hires and promotions within its valuation team. Daniel Duchek has joined as a Senior Valuer, Alena Arnoldová has strengthened the team as a Junior Valuer, and Ivana Horáková has been promoted Valuer. Under the leadership of Marek Pohl, the team now consists of seven consultants specialising in the valuation of a wide range of assets – from commercial, residential, and hospitality properties to leisure, healthcare facilities, and land.
  • Ewa Nowak, a commercial property valuer, has joined the Valuation Department of international real estate advisory firm Newmark Polska as Senior Associate.
