TriGranit completes sales in Poland and Hungary

TriGranit has completed the sale of two assets. Millennium Towers, an office complex in Budapest, has been sold to CA Immo for €175 million and Bonarka City Center, a shopping mall in Krakow has been purchased by Rockcastle. The developer will remain the property manager of both assets.

CA Immo purchases Millennium Towers in Budapest

CA Immo has signed a sales and purchase agreement to acquire the Millennium Towers Class A office complex comprising of 70,400 sqm GLA in Budapest, Hungary. The transaction volume of the fully rented asset amounts to €175 million, the annual rental income reaches €12 million.

Immofinanz completes the purchase of CA Immo shares

Immofinanz has completed the purchase of 25,690,163 bearer shares (representing an investment of approx. 26%) of CA Immobilien Anlagen AG from Terim Limited (Cyprus) and four registered shares of CA Immo from O1 Group Limited (Cyprus). The closing took place today, on Tuesday, 2 August 2016. The purchase price for the package totals approx. EUR 604 million.

Immofinanz reports net profit negatively influenced by Russia

Immofinanz recorded net profit of EUR -390.4 million for the 2015/16 financial year (2014/15: EUR -376.6 million). The year-on-year decline resulted primarily from EUR -469.8 million of negative effects from the foreign exchange-adjusted valuation of the Russian portfolio and from a decrease in rental income to EUR 314.5 million (2014/15: EUR 385.6 million) which was caused by temporary rent reductions in Moscow and the planned sale of properties.

Immofinanz sells 18.5 million BUWOG shares

Immofinanz today sold approx. 18.5 million BUWOG shares to SAPINDA Group, a company located in Amsterdam, London and Luxembourg. The price of EUR 19.00 per share – for a total of approx. EUR 352 million – is 3.5% higher than yesterday’s closing price of EUR 18.36.

Immofinanz and CA Immo announces plan to merge

IMMOFINANZ AG announced today that it has entered into an agreement to acquire 25,690,167 ordinary shares that represent ca. 26% of the outstanding share capital and voting rights in CA Immo from O1 Group Limited and Terim Limited. The acquisition is a first step towards a planned full combination of IMMOFINANZ and CA Immo by way of a statutory merger. Prior to the envisaged merger, IMMOFINANZ is planning to demerge or sell its Russian asset portfolio which is characterised by different market dynamics and a higher risk profile.

New leases

  • Croda Poland, a company that supplies specialty chemicals for the production of pharmaceuticals, cosmetics, household chemicals and crop protection products, will lease more than 510 sqm in the Unity Square One building. JLL was responsible for both tenant and landlord representation in the transaction process.
  • Angelini Pharma Polska, one of the leaders of the pharmaceutical market in Poland, has once again extended its lease agreement for warehouse and office space in MLP Pruszków I. The tenant has been using approximately 1,5000 sqm of space in this logistics centre for 21 years. This makes Angelini Pharma Polska one of the longest-cooperating tenants of MLP Group.
  • Kärcher, a supplier of professional cleaning equipment, has chosen the second phase of LogiCube Park for its new 1,000 sqm service and logistics center in Hungary. Additionally, MedRes, a company operating in the healthcare sector, has begun moving in and will soon commence production in the same project. The leasing was overseen by 108 Real Estate, the strategic partner of the park’s investor.

New appointments

  • Elżbieta Majdan is joining the Property & Asset Management team at Savills Poland as an Associate Director. Elżbieta brings 15 years of experience in managing and commercialising retail properties, gained while implementing key projects on the Polish market.
  • Savills Czech Republic announces new hires and promotions within its valuation team. Daniel Duchek has joined as a Senior Valuer, Alena Arnoldová has strengthened the team as a Junior Valuer, and Ivana Horáková has been promoted Valuer. Under the leadership of Marek Pohl, the team now consists of seven consultants specialising in the valuation of a wide range of assets – from commercial, residential, and hospitality properties to leisure, healthcare facilities, and land.
  • Ewa Nowak, a commercial property valuer, has joined the Valuation Department of international real estate advisory firm Newmark Polska as Senior Associate.
