Immofinanz has recently received takeover offers from both CPI Property Group and S Immo in the latest chapter of the Austrian takeover saga. During the last couple of years, the three major Austrian real estate companies – Immofinanz, CA Immo and S Immo – have received (and usually rejected) numerous takeover offers with mergers in almost every possible combination also having been discussed. To help its readers keep track, Property Forum has put together a timeline of all the offers that were announced since 2014.

CA Immo has selected international consultancy agency JLL as the exclusive agent responsible for the commercialisation of three buildings in its portfolio in Poland - Sienna Center, Bitwy Warszawskiej Business Center and Warsaw Spire C.

The Management Board and Supervisory Board of CA Immo have decided to start evaluating all strategic options for the core market of Romania, including a potential sale of the entire portfolio. The company published its interim results for Q1-Q3 2021.

CA Immo has successfully signed and closed the sale of Wspolna 47-49 in Warsaw. The property totals 7,696 sqm of GLA and 137 parking units. The sale has closed at a premium to the 31 December 2020 book value. The property was acquired by Yareal Polska.

CA Immo has signed a lease extension agreement in the Warsaw office building Postępu 14. AstraZeneca Pharma Poland has decided to stay in the building for another 5 years and lease an additional 3,000 sqm of modern workspace. Consequently, the seat of AstraZeneca Pharma Poland in Warsaw will amount to ca. 21,000 sqm, which represents more than 60% of the building’s entire area.

CA Immo records strong tenant demand for its Prague office buildings. With two new leases signed in the newly built Mississippi House and Missouri Park office buildings in the River City Prague campus, only 40% of the office space in these buildings remains available – and letters of intent have been signed with three additional tenants who will potentially lease another 30% of the total office space.

CA Immo continues its path of selling non-core property assets with the signing of a sales contract for the Canada Square office building (5,000 sqm) in Budapest. The buyer is Hungarian investor Investum Kft. The sale has closed at a premium of 28% to the book value as at 31 December 2020.

CA Immo's operating result (EBITDA) of €114.9 million for H1 2021 was up 27% on the previous year's figure.

CA Immo says it has obtained the COVID-19 Compliant certification for its entire Romanian portfolio that comprises seven office buildings with a total leasable area of over 165,000 sqm. 

In order to sustainably minimize the CO2 emissions and energy consumption of its international property portfolio, CA Immo relies, among other things, on centralized energy management and green building operation.
