CA Immo continues portfolio growth in 2020

For another quarter in a row, CA Immo has posted a strong operating result and a clearly positive consolidated net income. The organic growth of the portfolio through own project completions and the continuing high occupancy rate of the investment portfolio (95%) resulted in a further strong increase in net result from rent (+10.5% on the previous year). Despite a positive valuation contribution in the 3rd quarter, the negative revaluation result – as a result of the pandemic and its various effects – continues to have a negative impact on consolidated net income. With the addition of a total of three office buildings in Berlin and Munich (including two own project completions and one portfolio acquisition) and the purchase of an office building in Warsaw, CA Immo continued its portfolio growth in 2020.

CA Immo acquires Warsaw office building for €87 million

CA Immo signed and closed the acquisition of Postepu 14, a Class A office building located in the Mokotow district of Warsaw, from developer HB Reavis. The property totals around 34,500 sqm GLA and is nearly fully let to tenants such as AstraZeneca and Samsung Electronics. The purchase price is approximately €87 million, with annual gross rental income of around €6.5 million, reflecting a 7.5% gross initial yield.

CA Immo’s rental growth only slightly weakened by COVID-19

CA Immo presented a solid operating result for the first half of the year, hardly affected by the COVID-19 pandemic. Continuous portfolio growth and the continuing high occupancy rate of the property portfolio brought a further increase in net result from rent (+10.2% on the previous year). Although the negative revaluation result reflects the current state of economic emergency, its impact on consolidated net income was significantly mitigated by other positive earnings contributions. CA Immo continued its portfolio growth in the first half of the year with the addition of two fully let Berlin office buildings (including one project completion and one portfolio acquisition) to the investment portfolio.

New leases

  • Jack & Jones has leased 310 sqm for a new store at Promenada Sibiu, owned by NEPI Rockcastle.
  • Palas Campus, Romania's largest office building, is set to host the new regional hub for BCR starting this autumn. The HQ will occupy a surface area of approximately 1,000 sqm and will serve clients from the local county and adjacent regions.
  • Teva Pharmaceuticals has relocated its offices to Budapest-based Corvin Skypark. The deal covering 653 sqm was brokered by iO Partners.

New appointments

  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
