With a rent level of €53/sqm/month on Calea Victoriei, the main retail street of the city, Bucharest remains in the top 50 cities analyzed worldwide and in position 46 out of 53 in the EMEA ranking, just behind Warsaw, according to a report by real estate consultancy Cushman & Wakefield Echinox. 

Authorizations of new residential developments in Bucharest were down in the first semester by one third compared with the same period of 2021 but hit a 14-year record with a permitted volume of 350,000 sqm in July alone, shows data from Colliers Romania. 

Romanian developer Genesis Property has completed the largest renewable energy project in an office park in Romania. The project consisted of the installation of more than 1,000 photovoltaic panels on an area of more than 4,000 sqm, in prosumer mode, on the office buildings’ roofs in YUNITY Park based in northern Bucharest, following an investment of €1 million.

Prima Development Group has started the development of a new residential project in northern Bucharest that will feature 482 apartments. 

Property group Immofinanz, controlled by CPI Property Group (CPIPG), is reportedly negotiating the sale of its Băneasa Airport Tower office building in northern Bucharest.

QeOPS, the provider of e-fulfillment services and customized logistics solutions, has increased its occupied warehouse space in CTPark Bucharest to around 15,000 sqm. 

Villar Group, a company listed on the Tel Aviv Stock Exchange, has under development 100,000 sqm of prime logistics space based on an investment budget of €50 million. 

Prime headline rents in Bucharest continued to increase in the third quarter, reaching a monthly level of €19.5 per sqm, compared with €18.5 per sqm at the beginning of the year. However, the capital city remains among the less expensive destinations in Europe in terms of office occupancy costs. 

Romanian developer Forty Management has sold out the Central District Viitorului 134 residential project, one month before construction completion. The Bucharest-based complex has a gross development value of €12.8 million without VAT. 

Prices of homes in Romania fell by an average of 1.8% in Q3 2022 compared to Q2 2022, although in large regional cities such as Timișoara, Brașov and Iași the prices continued to grow in this period, according to property platform Imobiliare.ro.
