Banks in Romania are actively looking to accelerate new residential lending in Romania as the central bank is expected to lower interest rates in H2 2024. Lenders have initiated a series of offers with more favourable interest rates, below the 7% monetary policy rate set by the National Bank of Romania (NBR), according to Vlad Săftoiu, Head of Research at Cushman & Wakefield Echinox.

Cosmin-Savu Cristescu, Managing Director of Romanian developer Redport Capital, spoke with Property Forum about the start of a new mixed-use investment of  €150 million in northern Bucharest and the continuation of the residential growth trend that has been recorded since 2023.

The office stock in Bucharest’s sublease niche totaled 67,400 sqm in 2023, while new transactions in this segment amounted to 5,856 sqm, according to an iO Partners report.

Danbuiu Enterprises will start in Q2 2024 the development of A1 Shopping Center, a new retail project near Bucharest that will have a value over €10 million. The project is slated for completion in Q3 2025 and will target wholesale and cash & carry retailers.

Romanian property company Impact Developer & Contractor said its net profit amounted to 39.9 million lei (around €7 million) in 2023, down by more than 59% versus 2022 over lower revenue from residential sales.
