Skanska has begun construction of Nowy Rynek C, the final part of a modern office complex in central Poznań. The building will be Poland's first commercial office building with net-zero CO₂ emissions at operational level and will be completely independent from the city's district heating network.
The Nowy Rynek complex follows a "city within a city" concept, consisting of five office and retail buildings with public spaces, restaurants, cultural facilities and green areas at the intersection of Przemysłowa and Wujka streets. Nowy Rynek C, designed by local Poznań studio Ultra Architects, will offer over 28,700 sqm of GLA rental space, including approximately 25,750 sqm of office space and 2,980 sqm of retail and service space. The six-storey building will include an underground garage for 225 cars and over 100 bicycles.
The project has received 88 points in LEED v4 Platinum pre-certification, placing it among the highest-rated sustainable buildings in Poland. The building will be 100% powered by renewable energy and will feature its own air-source and ground-source heat pumps, requiring a record 10km of drilling. This will enable heating in winter and cooling in summer without external infrastructure support, reducing energy consumption by approximately 40% compared to standard constructions.
"We are starting construction of a groundbreaking investment on a European scale, putting Poznań on par with cities like London, Oslo, Stockholm or Copenhagen," said Paweł Warda, Executive Vice President Operations, Poland, Board Member, Skanska Commercial Development Europe. The building is planned for completion in Q4 2027.
The building has received WELL v2 precertification with 84.5 points and a positive assessment from Fundacja Integracja for barrier-free access. The 18,000 sqm of common areas include green terraces, graduation towers, bird nesting boxes and insect hotels. Upon completion, the complex will add a public playground and basketball court for Poznań residents.
