PSN to build 150 lofts in a former factory in Prague 4

Another residential project worth more than a billion crowns (€41 million) is being completed in Prague. This time PSN is building 150 luxury lofts in the former Microna aerospace factory in Prague's Modřany district. The Vanguard project is expected to be completed next year, PSN CEO Max Skala said.

Skanska to build apartments in Prague 9 for €41 million

The area of former factories and industrial halls in Prague 9 will be transformed into a modern urban district. Skanska is now planning to invest more than CZK 1 billion (€41 million) in the Alfred apartment building there. The building, which is part of the second phase of the construction of the district of industrialist Emil Kolben, is expected to be completed in 2025, reports E15.cz.

BC Real to build 1500 flats in former paper mill in Pilsen

Prague 6 agrees on new district with residents and Crestyl

The industrial area of the former Aritma industrial building in Prague's Vokovice will be replaced by a residential district with park areas. After several years of negotiations, the Prague 6 municipal district, representatives of the local residents and the investor, Crestyl, have agreed on this. In addition to the construction of new villas and family houses, the agreement includes extensive compensation for local residents, announced Jakub Stárek, the mayor of the district.

Prague housing supply still doesn’t meet demand

When it comes to residential real estate assets, Czechs are oriented largely towards an ownership model. The ratio of owner-occupied to rented apartments in Prague, for example, is approximately 70:30, similar to the EU27 average. Still, the Czech Republic is somewhat behind more advanced markets in terms of market evolution towards new trends. However, with the shift to hybrid working, intense talent searches, and the growth of the business services sector, Prague and other large Czech cities will need more flexible housing solutions soon. The average bid price for a newly built apartment in Prague was approximately CZK 155,000 per square meter during Q3 2022. This represents an increase of 7% since the start of the year, according to an analysis done by Colliers.

New leases

  • The Embassy of the Republic of the Philippines has moved to Bucharest-based SkyTower, operating out of a 580 sqm space under a 5-year lease agreement. The building also hosts the Embassy of the Republic of Korea in Romania.
  • De Heus, a producer of animal feed, which has built a strong presence in the Polish market, has leased 7,050 sqm of warehouse and office space at GLP Łódź III Logistics Centre. This is the first Class A warehouse of De Heus in Poland. The tenant was advised by specialists from Newmark Polska during the search for the right space and throughout the lease negotiations.
  • Endava has leased an additional 2,400 sqm in the UBC 1 building, part of the Palas Iași mixed-use complex owned by Iulius. This expansion brings its total office area to 5,500 sqm.

New appointments

  • Indotek Group has welcomed Viktor Nagy, who joined us in September as Head of Non-Retail Sales. With more than 20 years of experience in the real estate sector, Viktor has held leadership positions at international companies such as Immofinanz, EHL Real Estate Hungary and Atlas Estates. In his new role, he will be responsible for further developing our non-retail sales strategy and strengthening international relations.
  • Paweł Reszczyński has been promoted to Land Development Director and will be responsible for coordinating land acquisition and investment processes for new logistics and industrial projects. Developing the land bank remains a key pillar of MLP Group's long-term expansion strategy.
  • Oliver Derksen is joining iO Partners Romania as the new Head of Office Advisory, having over 16 years of expertise in office leasing and business development.
