The new design of Nový Žižkov Centre has revealed the most significant change of replacing the original design of 3 towers reaching a height of 100 metres with only one centrally located undulating tower. The investor of this project in Prague 3 is the Czech residential builder Central Group.


Architect Jiřičná won a major international architectural competition with her design for the Nové Žižkov Center in Prague. The expert jury chose the winner from proposals from 98 studios from 30 countries. Subsequently, modifications to the winning project took place for five years according to the requirements of several different institutions, to achieve agreement on the heights and the overall design of the building. Eva Jiřičná is now presenting her fundamentally revised proposal to the public.

The current modified proposal consists of five design-solved buildings with a dominant 80 m tower. They contain more than a thousand apartments of various sizes. The apartments here will be intended for both ownership sale and long-term rental. Central Group will build a kindergarten at its own expense and hand it over to the Prague 3 Municipality for free. The dominant undulating tower in the centre of the site is designed as an eco-smart building. Greenery with automatic irrigation will be integrated in the balconies of the tower, creating a "vertical garden". In addition to the height-dominant white tower with 25 floors, other lower residential buildings will be built here.

There will be more than 15,000 sqm of public green areas and a new square with a water feature. Many commercial spaces for small shops, services, restaurants and cafes will be created on the ground floor of the buildings in the main communication zones.

"The project is now in an advanced stage of discussion and the change of the land plan from a special technological function to a mixed function is being finalized. The demolition of the former telecommunications complex is being completed and design work on the new proposal is already underway. We anticipate the start of construction after obtaining a building permit in about three years," says Dušan Kunovský, Founder and Head at Central Group.

New appointments

  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
