Investment volume in Slovakia reaches 20-year high

A record-breaking volume of investments in commercial real estate in Slovakia was realized in the first half of the year 2022. Total investments exceeded €600 million. The record volume is largely due to the transfer of part of Penta´s original portfolio to the new developer Alto Real Estate. It influences the statistics so the office buildings gained a position of the dominant segment with around 70% share of all investments. The share of domestic capital is representing almost 70% of the total volume of transactions. Within the context of rising inflation and increasing interest rates, analysts consider yields to be bottoming out without space for further compression. Slovakia continues to maintain its reputation as a safe investment location with competitive yields, according to Cushman & Wakefield's latest report.

Regional construction market outlooks turn negative

The Slovak construction market is the smallest among the member countries of the Euroconstruct area. Due to its size, it is significantly more affected by both favourable and unfavourable influences. Overall, the private sector contributes more to construction investment than the public sector. With one exception, civil engineering, where public investment is higher. CPIPG reports 243% y-o-y profit growth in Q1 2022

CPI Property Group reported first-quarter profit growth of 243 percent year-on-year to €381 million (roughly CZK 9.4 billion). It was able to do so thanks to its takeover of Austria's Immofinanz, which owns a number of commercial properties. CPI now owns 76.86 percent of the shares in this Austrian company. As a result, CPI is currently the Central European leader in real estate and is planning further expansion with the Austrian real estate company S Immo, where it now controls 42.6 per cent along with Immofinanz.

New leases

  • WeNet, an online marketing company, has relocated its Gdańsk office to the multifunctional Garnizon complex, owned by the Hossa Investment Group. The organisation has taken up more than 450 square meters of office space in the GATO office building.
  • Perfume chain Douglas has signed a lease agreement for nearly 1,000 sqm of office and logistics space at CTPark Budapest Office Campus, which is located in the heart of the city.
  • A 200-square-metre Office Shoes store offering branded women's, men's, and children's footwear has opened in the Forum Gdańsk shopping centre. This is the chain's first shop in Gdańsk.

New appointments

  • Tryton Business House in Gdańsk will welcome a new tenant. Państwowe Gospodarstwo Wodne Wody Polskie will occupy 3,092 sqm of office space in the complex owned by Globalworth. Cushman & Wakefield represented the institution in the lease process.
  • G City Europe is strengthening its development competences. Piotr Myszka has joined the company, taking up the position of Head of Development.
  • CBRE Romania has announced the promotion of Ramona Hîrnea to the role of Head of Investor Retail Leasing for its national operations. With over 22 years of experience in commercial space leasing, Ramona brings a comprehensive perspective on the retail market, gained both from her position as a consultant for property owners and as a representative of tenants.
