Panattoni has announced its latest investment along the S8 route (Białystok–Warsaw–Wrocław) in the Warsaw region. This time the developer has purchased a 12.56 ha plot close to Nadarzyn for Panattoni Park Warsaw South, which will have an area of almost 54,000 sqm. With the building permit in place, construction work on the complex is to start in January 2021.


The Warsaw region, with a population of 5.6 million, continues to enjoy immense popularity. It is the largest commercial real estate market in Central and Eastern Europe and as much as a quarter of all Polish logistics resources are located there. At the end of September 2020, the supply of warehouse space in the capital region exceeded 4.7 million sqm (out of 20 million sqm nationwide). Meanwhile, 321,000 sqm was under construction. This was largely due to Panattoni, which already has 777,000 sqm of space across the entire Warsaw region and another 55,000 sqm under construction.

The main advantage of the Warsaw region is its central location in the country and its well-developed road network, which connects the capital not only with other major cities in Poland, but also with the whole of Europe. Panattoni’s latest investment is situated just off the S8 expressway, which runs from Białystok via Warsaw to Wrocław, and ultimately on towards Kłodzko and the Czech border. At the same time, the Warsaw–Ostrów Mazowiecka stretch of the S8 forms part of the Polish section of the Via Baltica, the trans-European road corridor project to connect the Baltic states with the rest of Europe. It is also close to the A2 motorway, which runs from the Polish-German border towards Belarus.

“Thanks to all this perfectly developed road infrastructure, the investment is just an hour from Łódź and 2.5 hours from Poznań and Silesia, while Wrocław, Kraków and the TriCity are 3 hours away. Thus the largest and most important Polish metropolises and economic centres are within just a few hours’ drive. Additionally, there are two international airports nearby: Warsaw Chopin (20 minutes) and Warsaw Modlin (45 minutes). Warsaw city centre can be reached within 20 minutes," explains Marek Dobrzycki, the Managing Director of Panattoni.

Panattoni Park Warsaw South will comprise a modern warehouse building with an area of 53,650 sqm, of which offices will take up 600 sqm. The facility is to be BREEAM ‘Very Good’ certified.
