Sorin Preda, CEO and Founder of Global Vision, talked to Property Forum about the company’s ongoing industrial developments in Romania, the focus of investments in large cities and the future of development marked by the regional nearshoring trend.

Residential builder Central Group has just completed the largest transaction on the housing market this year. It is buying more than five hectares of land near the Invalidovna metro station in Karlín in Prague 8, including the existing Čechia Hotel. 

RSJ Investment Group has announced the completion of the sale of a modern industrial hall near Chomutov with a leasable area of almost 40,000 sqm. The company Jungheinrich has been manufacturing forklift trucks since mid-2023. Patria Investment Company, a part of the ČSOB group, has become the new owner.

Industrial developer CTP has announced the signing of a 5-year €500 million unsecured syndicated sustainability-linked loan facility at a fixed all-in cost of 4.7%. At the same time, the company launched a concurrent tender offer which will enable the group to repurchase short dated bonds with a total nominal amount of €500 million.

The company BTL together with Lucerna Palace's current owner Dagmar Havlová have founded the company Palác PL. Havlová has invested the property of Lucerna into Palác PL retaining a 25% share. The remaining 75% have been acquired by BTL in exchange for almost CZK 1 billion (€40 million), reports Forbes.cz.

SCPI Transitions Europe managed by Arkéa Real Estate Investment Management has acquired Lastadia Office, a fully let office building located on an island by the western bank of the Oder River in Szczecin, from Greenstone Asset Management. The value of the deal has not been revealed. 

CPIPG has announced further progress in the Group’s strategy to reduce leverage. CPIPG and its subsidiaries, CPI FIM SA and Czech Property Investments have signed a partnership agreement through which CPIPG is going to sell a 49% common equity stake in Vulcanion for €250 million to funds managed by Sona Asset Management.

Cushman & Wakefield Slovakia has announced the successful sale & leaseback of Semecs's production facility in Vráble, Slovakia. The transaction involves a production hall with an area of nearly 9,000 sqm. The buyer is ZDR Investments, an investment real estate fund. This is already the second acquisition for the fund. The fund enables the general public to invest in industrial real estate intended for light manufacturing and logistics.

The European Bank for Reconstruction and Development (EBRD) has invested PLN 43 million (€10 million equivalent) in bonds issued by Dekpol S.A, a Polish manufacturing and construction group.

Avison Young has announced a strategic affiliation agreement with Athens-based QRA Real Estate Advisors as part of an expansion push in Southeastern Europe (SEE).
