Bidrento is an Estonian-based developer of software for landlords and property management companies to easily manage residential rentals, co-living, student housing and commercial real estate portfolios. Taavo Annus, CEO of the company talked to Property Forum about the latest trends in proptech development, war-related challenges and plans for the new year.

The European Bank for Reconstruction and Development (EBRD) is supporting the development of the secondary market for green commercial real estate in CEE with an equity investment of up to €50 million, in partnership with Adventum's Penta real estate fund. The partnership will acquire commercial real-estate assets, which will then undergo upgrades to improve their resource efficiency.

Panattoni will deliver 21,000 sqm to Trivium Packaging, a global manufacturer of metal packaging, as early as 2023. It will be the biggest completed development for a single customer in the developer's Kraków portfolio. 

Romanian entrepreneur Ovidiu Budeanu has signed a franchise agreement with French hotel group Accor for the opening of a new 4-star Mercure Hotel in Bacău.

Romanian property holding Meta Estate Trust has signed a partnership with Rock Development Holding for a new property development in Poiana Brașov. 

The last two years marked steep growth for the Slovak developer Corwin. With their four new acquisitions, they have grown to be the largest developer in Ljubljana and have sold their flagship project Blumental as one of the largest transactions of the year in Bratislava. In 2022, Corwin also published its first sustainability report.

Hungary's BDPST Group is set to acquire Hotel Gellért in Budapest, located in the same building as one of the city's most famous spas, from Indotek Group. The price of the transaction was not disclosed. Indotek obtained the hotel in 2019, buying the property from Danubius Hotels Group, portfolio.hu reports.

Despite the still-uncertain geopolitical situation over Poland's southeastern border, the performance of the warehousing sector in the investment and leasing markets gives grounds for optimism. Demand in Q3 2022 amounted to 1.6 million sqm (+11% y/y), indicating that companies are still interested in acquiring new space for development. On the supply side, on the other hand, the new policy of investment financing by banks in the coming quarters will bring the announced cooling down in the construction of new projects. This trend may particularly affect speculatively built warehouses, which at the end of September 2022 accounted for about 52% of the 4 million sqm of space currently under construction. Axi Immo presented data summarizing Q3 2022 in the industrial and logistics market.

Institutional investors have subscribed to bonds of Echo Investment with a total value of PLN 180 million (€38.4 million). The developer will use the funds raised to redeem existing bonds and strengthen the company's leadership position in the Polish real estate market.

Warsaw II is a complex of buildings that the company is acquiring as part of the implementation of the Logistics Network Architecture strategic project. The halls will be ready at the end of 2023. Panattoni will deliver the facility.
