Marcin Krasoń, a residential property expert at Obido.pl and Otodom.pl talked to Property Forum about the incoming slowdown in the residential market in Poland, the development of the PRS sector and the effects of rising inflation.

E.ON Hungária Zrt., the Hungarian unit of the E.ON Group has decided to move its Budapest site to BakerStreet, developed by Atenor Hungary. E.ON will occupy their new Hungarian headquarters from the second quarter of 2024 on 16,200 sqm, in the first phase of the new office campus. 

SPM Poland, a member of the BCUBE Poland Group, has joined MLP Wrocław as its new tenant. The logistics operator has leased in total more than 15,000 sqm of modern space, with the first unit already completed. Construction of another facility is about to commence, and the building is slated for handover in the first quarter of next year. 

Panattoni has completed a BTS project for Solaris Bus & Coach in Bolechowo. The 10,000 sqm warehouse has been built next to the company’s existing factory and will play a key role in the parts and sub-assembly supply chain for the production of Solaris vehicles. The buildings have been connected with roads and utilities and Panattoni has additionally reinforced the roof to mount 260 kWp of solar cells.

Companies are returning to stationary work, although it is not so easy for people to go back behind their desks, according to Walter Herz.

Asking prices of apartments in Romania fell by 0.3% in June compared to the previous month, with the average listing price of a property reaching €1,745 per sqm. 

MAD Planning & Projects has sold an office building in Bucharest to the University of Medicine and Pharmacy in Bucharest for an undisclosed sum. The building located close to the University Area is set to host a medical simulation center.

Romania is an attractive market for international retail companies which are interested in leasing large areas, often above 1,500-2,000 sqm, according to a report by real estate consultancy CBRE. Bucharest is the leading city with 66,222 sqm of retail spaces under development, followed byu Craiova, Timișoara and Iași.
