In a market environment marked by pricing inelasticity and shifting investor sentiment, Gránit Asset Management has made a significant move with the acquisition of Equilibrium 1, a landmark office building in Bucharest. Budapest’s office market recorded a slight decrease in total demand during Q1 2025, while net take-up of space rose by almost a quarter, with vacancy rate in stable territory, according to data from the Budapest Research Forum (BRF).

The residential market in Prague continues to grow strongly. According to data from BuiltMind, over 2,100 newly built units were sold in the first quarter of 2025, almost 15% more than in the previous quarter.

The share of renegotiations of lease contracts on the Czech office market is increasing, currently hovering at around 50% of all concluded transactions. A growing number of companies are preferably extending their existing lease rather than moving to new premises after their lease expiry, reports Colliers.

Foreign demand for Hungarian residential real estate surged in 2024, marking a return to pre-Covid activity levels. According to government statistics, non-EU nationals submitted 3,647 applications to purchase property in Hungary last year — a 23% increase compared to 2023. Of these, 3,485 were approved, according to the reports of brokerage firm Duna House.

The largest private student residence in Poland has just changed ownership. Offering 775 modern accommodation units, Basecamp Wrocław will add to the portfolio of Xior. The price has not been revealed. 

Newgate Investment has completed the purchase of a retail park located at 135 Bydgoska Street in Piła. This facility features a leasable area of 15,943 square meters and is situated in a traditionally commercial zone, having previously housed a Tesco hypermarket. The proce has not been disclosed.

ČEZ has chosen the Smíchov City project of Sekyra Group for its new headquarters. The developer has already started the construction.
