New housing demand has been affected lately by various fluctuations in Slovakia; nevertheless, residential development has proved to be an interesting segment, reports sme.sk. That is why dozens of projects with hundreds of new units are being implemented in Slovakia. Here is the list of the top 10 largest developments.


The ranking of projects is based on the number of apartments and apartments under construction as of December 31, 2024, while the project had not been approved by the end of June 2025. The ranking is dominated by projects implemented by developers in the capital. However, two complexes outside Bratislava also made it into the top ten.

10. Gerlach resort, Gerlachov, developer: VI Group
The first stage of the complex, which is being built in the village of Gerlachov near the High Tatras and which is being completed in these weeks, will bring 219 apartments to the market. The developer is already processing permits for the second phase, which will be even larger. It should include 305 residential units.

9. Kvetnica, Žilina, developer: Licitor development
The largest residential project under construction outside Bratislava is Kvetnica, which is being built in Žilina by the company Licitor development. Construction began in 2023, with the completion of the first phase, called Kvetnica pod Dubňom, scheduled for this summer. In the meantime, the developer has launched the second phase, Kvetnica pod lesom, and Kvetnica na výslní is waiting to be launched. In total, the complex is to bring 241 residential units.

8. Čerešne Residence, Bratislava, developer: ITB Development
The developer has completed the phase called Čerešne Lake, and the third phase is under construction, which will bring 255 units in three apartment buildings. According to the original plans, the project was to be completed in the second half of next year.

7. Stockerka, Bratislava, developer: Proxenta
Last year, the construction of the mixed-use Stockerka complex began in Devínská Nová Ves on the western outskirts of Bratislava with 271 residential units to be built in four buildings. The project also includes a building that is to serve the needs of civic amenities. Stockerka should be completed by the end of next year.

6. Galvania residence, Bratislava, developer: Tatra Real
The project is being built near the Avion Shopping Park shopping centre. The third stage is to be completed in the last quarter of 2027. The project will bring 302 residential units to the market.

5. Florian Residence, Bratislava, developer: Alto Real Estate
Florian Residence is being built next to the headquarters of the National Bank of Slovakia in Bratislava. Developer Alto Real Estate is converting a brownfield site into a multifunctional complex with a predominance of housing. The first phase is scheduled to be approved in the autumn of this year. Other phases are to follow. The project will bring 314 residential units to the market upon completion.

4. Zwirn 2, Bratislava, developer: YIT Slovakia
Zwirn is growing on the site of a former industrial area in Bratislava. Developer YIT Slovakia is building 384 residential units as part of the third phase of the project, which is unusually designated as Zwirn 2. Construction of this phase began last year, and the apartments are scheduled to be handed over in 2028. The project includes the Pradiareň 1900 office building. After the final phase is completed, there will be a total of 846 residential units in the entire Zwirn.

3. Sky Park Tower, Bratislava, developer: Alto Real Estate
According to the original plans, Sky Park Tower was to create almost 35,000 sqm of office space. However, the project changed hands when Alto Real Estate took over from Penta. The new owner decided to create 393 apartments in the tower instead of offices, which are in greater demand on the market. 

2. Downtown Yards, Bratislava, developer: JTRE
Downtown Yards will bring 671 apartments to the market. In addition, it will create commercial premises and office space. The dominant feature of the project is to be a 35-floor tower, which is to be built in the second phase.

1. Slnečnice, Bratislava, developer: Cresco Real Estate
The history of the project began in 2008, when the first phase, called Viladomy, was introduced. The developer currently has 1,540 residential units under construction in Slnečnice, which belong to stages B3 and B4, also known as Nad mestom.

  • Vastint Romania secured its first tenant for Bucharest-based Timpuri Noi Square Phase 2, signing SCOR for 3,250 sqm. The transaction, brokered by CBRE, facilitates SCOR’s expansion within Vastint’s local portfolio. The company has previously leased 2,320 sqm in Business Garden Bucharest.
  • EVO Properties has named Alexandru Marin as the new Property Manager for the London and Oslo office buildings in Bucharest. He brings over 15 years of property management experience.
  • IF&B Mille Sapori, the importer and distributor of Italian food products in Poland, has leased 4,118 sqm in the MLP Pruszków II complex. The lease deal was brokered by Coldwell Banker Commercial.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
