Macquarie Asset Management buys Żabka distribution centre

Macquarie Asset Management, on behalf of its Macquarie European Logistics Real Estate Fund, has agreed to acquire for an undisclosed sum a logistics and warehousing facility currently under development near Warsaw. The seller is Logistic Property Investment, which is owned by the Żabka Group and managed by the Żabka Property Fund.

Globalworth teams up with Żabka Nano autonomous stores

Globalworth has entered into an agreement with Żabka for a number of Żabka Nano self-service stores to open in the company's office buildings in 2022. The first stores have already opened in buildings B and D of Quattro Business Park – a modern office complex in Kraków. The openings of Żabka Nano stores in office buildings represents the latest stage in the expansion of the largest chain of self-service stores in Europe, which already amounts to 41 outlets.

Żabka opens its store no. 8000 in Poland

The 8000th store of the Żabka chain was opened on February 10th. The facility is located in the area of Sieraków, a town located on the edge of the Notecka Forest, between two lakes: Jaroszewskie and Lutomskie. It is the first Żabka store in this town, run by a local franchisee.

Żabka Group is now the largest chain of autonomous stores in Europe after launching 25 AI-powered stores called Żabka Nano. The concept enables quick shopping without checkout clerks, queues, or cash to sell products precisely matched to location and customer demographics. The stores operate in several formats such as standalone container-based vending machines, traditional brick-and-mortar and store-within-a-store points of sale; each leveraging AI-powered computer vision technology created through close cooperation with American technology company AiFi.

The Żappka Store is usable with an application and it has neither checkouts nor attendants. Because the facility is available 24/7, customers can use it at any time of day or night.

7R to build fully automated BTS project for Żabka

Construction of a fully automated center located in the vicinity of Radzymin, a town near Warsaw, started in mid-January of this year. The project for Żabka Polska, the largest convenience store chain in Poland, is set to be completed in 2022. The project will include a “high bay” storage facility with a height of 40 m. 7R is responsible for the investment’s development.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
