pbb Deutsche Pfandbriefbank provided an investment facility of €63 million to CBRE Property Fund Central and Eastern Europe (CBRE PFCEE), an investment fund focusing on retail assets in Poland and Slovakia, managed by CBRE Global Investors. CBRE PFCEE will use the proceeds for the refinancing of the shopping centre “Wars Sawa Junior” in Warsaw. The transaction closed in August 2017. pbb acted as arranger and sole lender under the facility. 

The new office and retail scheme located at Wronia 31 has as of 1 July joined the portfolio of properties managed by BNP Paribas Real Estate Poland. The property with the total leasable area of approx. 16,000 sqm is located in Wola’s heart in the direct vicinity of Plac Europejski. Ghelamco is the investor and developer responsible for the scheme.

The Polish office market has seen rapid growth with Warsaw’s office stock more than doubling over the last ten years, as revealed by Cushman & Wakefield in its cyclical report Skyline Tracker, outlining modern office supply forecasts.

Hines has sold the Proximo I office building from the portfolio of the Hines Russia & Poland Fund to the CSNF fund, which is managed by Czech investor REICO IS ČS, for €116.6 million.

Over 722,200 sqm of office space is currently under construction across Warsaw, but despite such a high level of new supply, the market remains healthy which is proved by a decreasing vacancy rate and a record high letting activity in H1 2017. Panattoni Europe launched the courier parcel distribution centre project for GLS Poland. This cross-dock facility will cover approx. 7,600 sqm and is being developed in the BTS and BTO formula in Janki near Warsaw. Execution of the project officially commenced on 20 July and the actual project start-up is scheduled for February 2018.

The vacancy rate on the Warsaw office market reached 13.9% at the end of June, with gross take up in H1 2017 nearly reaching 400,000 sqm. The Polish Office Research Forum has published its figures for Q2 2017 for the office market in Warsaw. 

Cresa, a tenant-only real estate advisor, will open an office in Warsaw this autumn. Piotr Kaszyński, who has 20 years’ experience in the real estate sector, will lead the Polish office.

Panattoni Europe has signed a lease with Multidekor, maker of professional ornaments and festive lighting solutions for cities and shopping malls. The transaction covers 22,600 sqm of warehouse and production space at the planned Panattoni Park Konotopa II. The development is set to commence this autumn, and will be completed in April 2018.
