HB Reavis received a building permit for a new office campus in Warsaw. Office buildings with open ground floors, a public square and green areas the size of two football pitches may be built at Burakowska 14, at the intersection of the districts of Wola, Śródmieście and Żoliborz.


While Varso Place remains the largest HB Reavis development in the Polish capital, the company has more in store for Warsaw, as it has just obtained a building permit for another construction project. On a 2-hectare piece of land between Rondo Zgrupowania AK “Radosław”, Al. Jana Pawła II and ul. Burakowska, the international workspace provider plans to build the Forest office campus including tower approx. 120-metre high and adjacent buildings with 6 to 8 floors.
 
The project’s name refers to vast greenery and many relaxation areas planned within. The Forest’s ground floors intend to be enjoyed by both the public and occupiers. Architects envisage a patio between the buildings, with mature trees and shrubs, with a decorative pond that can be turned into an ice rink as well as an area for exhibitions and food pavilions. Spacious balconies, loggias and roof terraces featuring community greenhouses for urban gardening, birdhouses as well as an outdoor gym and running facilities are also planned. The C-shaped project comprises up to approx. 78,000 sqm of leasable space, including offices as well as restaurants, coffee houses and service outlets on ground floors. Designed by HRA Architekci, Forest will serve both large and smaller businesses.
 
Forest’s future users will have access to trams and buses stopping near the Arkadia shopping centre. The campus is located within a 10-minute walk of the Dworzec Gdański metro station, and even closer to the Warszawa Powązki railway station, which will soon provide a rail link to the Chopin Airport or Warsaw districts situated on the right bank of the Vistula river. The investor is also looking forward to having about 250 parking stalls for bicycles.

New leases

  • MLP Group has bolstered the tenant mix at MLP Poznań West by welcoming Stockly, a 3D printing specialist. The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. Stockly was represented by Rock Estate during the transaction.
  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.

New appointments

  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
