Skyliner, one of the highest office towers in Warsaw developed by Karimpol, has obtained an occupancy permit. The skyscraper was designed by APA Wojciechowski. Tenants will start moving into the building in the first half of 2021.

Tenant activity in 2020 was 31% lower than in 2019, with developers being much more cautious about launching new developments than in previous years. As a result, this could lead to a supply gap in the Warsaw market. Advisory firm JLL summarizes the Warsaw office market at the end of 2020.

With a loan amount of €82.2 million, Helaba is financing the acquisition of the prime office property Lixa in Warsaw. The first stage of the investment was purchased by Hana Investment Co. Ltd., a South Korean consortium represented by Commerz Real. The loan term is for five years and Helaba is acting as sole underwriter for the transaction.

Panattoni has bought an 8.2-hectare site in the Annopol neighbourhood of Warsaw to develop City Logistics Warsaw IV, featuring approx. 40,000 sqm. The facility’s location, next to the S8 route, will ensure efficient domestic and international transport. There will also be a tram terminal in the direct vicinity of the building. City Logistics Warsaw IV is the sixth project of this formula in Warsaw.

At 230 metres full roof height Varso Tower is now officially the tallest building in Poland. Works continue at the top of the building where a 80-metre tall spire is to be assembled in upcoming weeks. Upon its completion, Varso Tower - developed by HB Reavis - will be the tallest building in the European Union with its architectural height of 310 metres. The construction is set to complete in Q1 2022.

Yareal closed the final agreement for the sale of the first phase the LIXA complex in Warsaw, which opened its doors to tenants in November. The price has not been disclosed. 

The changing structure of demand for offices, and the increasing amount of space aimed at subtenants, raises the question of whether the office sector in Poland is facing the imminent prospect of oversupply.

Real estate asset and investment manager GalCap Europe has acquired the Koszykowa 54 office building in Warsaw. The seller is a mutual fund managed by UBS Real Estate GmbH. The office building was acquired under the mandate of a German pension fund and complements the existing CEE component within the investor's individual fund structure, which is managed by 2IP Institutional Investment Partners.

Nexity has announced that sales of apartments in its latest investment in Warsaw - La Praga in Radzymińska St. - has come to an end. The transaction has been sealed by a contract made with a Dutch investment fund Van der Vorm Vastgoed, which acquired all available apartments (more than 80% of apartments in the real estate property). The fund declares that they will be available for long-term rental.
