Czech malls worry about inflation and customer savings

The footfall in Czech regional shopping centres remained almost unchanged despite the previous years of the pandemic and all the lockdowns. The turnover and the average basket increased, and the vacancy is stable. However, due to the 18-week lockdown, the year 2021 fell behind 2019 by about 15%. The biggest concern now comes from the inflation and spending cuts reported by CBRE in its regular Shopping Centre Index analysis together with the results of two surveys on customer behaviour and expected plans of retailers.

Bratislava's Aupark adds photovoltaic panels

Bratislava's Aupark shopping centre, owned by Wood & Company and Unibail-Rodamco-Westfield, is adding another step to improve its sustainable management. In addition to sorting, low-energy lighting and water conservation, it is now installing hundreds of photovoltaic panels on its roof. The owners are hoping to make significant savings in energy resources, most notably saving 100,000 cubic metres of natural gas per year, reports the online daily Reality.trend.sk.

CPI to renovate two shopping centres for CZK 1.2 billion

CPI Property Group is going into large-scale renovations of shopping centres to reduce costs and improve food courts. The Nisa shopping centre in Liberec is to undergo extensive reconstruction for a cost of CZK 1 billion. The Futurum shopping centre in Hradec Králové is to be modernised at a cost of CZK 200 million. This is another of the planned modernisations of shopping centres to make them more attractive to customers and bring higher profits, reports the daily E15.

Investors earn 5.63% on Aupark acquisition in first year despite Covid

The end of April marks one year since the announcement of the acquisition of the Aupark Bratislava shopping centre.  The actual change in the shareholder structure took place on 27 May 2021, after the financial and investment group Wood & Company bought a stake in Aupark from Unibail-Rodamco-Westfield (URW). The acquisition, worth a total of €450 million, has been hailed as the largest real estate transaction in Slovakia's history up to this date. The real estate fund AUP Bratislava, which was established in connection with the transaction, announced the amount of revenues for the year 2021.

New leases

  • Moto-Profil, distributors of automotive parts and accessories, has extended its cooperation with Prologis. Since 2010, the company has been developing its logistics operations at Prologis Park Chorzów, where it benefits from a warehouse of nearly 60,000 sqm.
  • A manufacturer of protective clothing and health and safety accessories, Procera, has become a new tenant of the Hillwood Częstochowa - Miasto park (southern Poland). The company will occupy nearly 4,500 sqm of warehouse and office space.
  • Europe Distribution Group has signed a lease agreement for 7,500 sqm at the MLP Wrocław logistics park. The lease includes 7,300 sqm of warehouse space and 200 sqm dedicated to office and staff facilities. The transaction was facilitated by the real estate advisory firm Sawitar Estate Broker.

New appointments

  • At the beginning of the year, Roberto Mateos, an experienced hotelier who has been with the Barceló Hotel Group for almost two decades, took over as general manager of the Barceló Warsaw Powiśle hotel.
  • Axi Immo is strengthening its organisational structure by appointing Danuta Dzierżak as Business Development Director. In her new role, she will be responsible for developing all business lines, acquiring new clients, and building relationships with key business partners in Poland and abroad.
  • Avison Young has announced several promotions within its Poland operations. In the Valuation and Advisory department, Agnieszka Bogucka and Marta Marat have both been promoted to Senior Valuer. In the Investment Advisory department, Artur Czuba has been promoted to Director. The Office Agency department has promoted Filip Filipowicz to Senior Consultant. In the Technical Advisory department, Kamil Olechniewicz has been promoted to Senior Project Manager. Additionally, Renata Zielińska took the position of Senior Consultant in the Investment department.
