One United drops office component from Bucharest project

Local developer One Untied Properties announced that its One Verdi Park project, located in the Floreasca neighbourhood of northern Bucharest, will focus mainly on exclusive residential units. The developer’s initial plan included a 17-floor office tower, offering 21,000 sqm of commercial space, alongside a residential tower. One Verdi Park is scheduled for completion in Q4 2021.

Romania’s residential stock needs rejuvenation

Approximately 1.22 million new residencies were built in Romania between 1990 and 2019, representing only 13.4% of the total dwellings stock calculated by the National Institute of Statistics, so the residential stock is mainly composed of apartments built under the communist regime, having a low degree of comfort in most cases, according to an analysis realised by Cushman & Wakefield Echinox real estate consulting company.

Cordia raises €105 million to finance its expansion strategy

Cordia International, the residential development platform of Futureal Group has successfully managed its second bond issuance on the Budapest Stock Exchange to finance its further expansion, predominantly in CEE. The developer raised HUF 36 billion (€105 million) in its latest transaction which was heavily oversubscribed by financial institutions and achieved a 2.46% yield. Last November Cordia successfully placed a HUF 44 billion (€305 million) 7-year bond at 3.82% yield.

Hochtief Polska to build nursing home in Wroclaw

Trei increases development volume to nearly €1 billion

Trei Real Estate GmbH increased its development volume to €960 million euros during H1 2020. This implies an increase by €60 million euros since year-end 2019 (€900 million). Compared to the prior-year figure (H1 2019: €730 million), the growth actually amounted to €230 million, which equals an increase by 31 percent year on year. A breakdown of the €960 million by type of use shows €175 million in the retail segment and €785 million in the residential segment.

New leases

  • Endava has leased an additional 2,400 sqm in the UBC 1 building, part of the Palas Iași mixed-use complex owned by Iulius. This expansion brings its total office area to 5,500 sqm.
  • Revetas Capital announced that Bonarka for Business “B4B” has secured a lease extension contract with a company of Hitachi Group - GlobalLogic. The company, a leader in digital product engineering, has been a tenant in B4B since 2016 and leases in total of 6,500 sqm of office space in Building F.
  • GTC has extended its lease for 1,700 square meters of office space with pharmaceutical company Egis Polska. The company will continue its operations in the Corius building at the Aeropark Business Centre in Warsaw.

New appointments

  • Oliver Derksen is joining iO Partners Romania as the new Head of Office Advisory, having over 16 years of expertise in office leasing and business development.
  • GTC has announced the appointment of Sebastian Junghänel to the Management Board as Chief Operating Officer, effective 2 September 2025. With more than 18 years of experience in the real estate sector across Germany and CEE, Sebastian brings strong expertise in asset management, project development, ESG and innovation. His career includes co-founding ZEITGEIST Asset Management, where he built a €1 billion portfolio, and senior management roles at HOCHTIEF Group. At GTC, Sebastian will focus especially on the oversight of our portfolio in Germany, which includes, includes 5,200 residential units in Kaiserslautern, Helmstedt, Heidenheim, and surrounding areas. His know-how will also support our development projects in Central and Southeastern Europe.
  • Justyna Filipczak has taken up the position of Executive Vice President of the CEE residential segment and joined YIT's management team.
