Resi Capital S.A., a company belonging to Cavatina Group, wants to deliver 2,200 apartments for rent in Katowice, Krakow, Łódź and Wrocław by 2023. The Quorum investment in Wrocław and WIMA Widzewska Manufaktura in Łódź are already under construction. Bank Pekao S.A. has just granted Resi Capital financing exceeding PLN 160 million in the form of loans for the realization of these housing projects.

By 2023, Resi Capital's portfolio will be enriched with over 2,000 new apartments, while by 2025 it will include as many as 5,000. Projects in Wrocław and Łódź, as well as the GOP B building in Katowice are already under construction. Soon, Resi Capital will also launch its online platform offering the first fully remote rental process in Poland.

"According to analyses, there is still a shortage of approx. 2 million apartments in Poland, and today's society needs access to various housing solutions allowing mobility, good organisation of everyday life and protection against heavily burdened liabilities. Therefore, at Resi Capital we have decided to focus on our original idea of the living sector. We focus on the convenient lease process, which distinguishes us on the market, a very high standard of finish including the latest technology, and attractive locations. Thanks to the cooperation within Cavatina Capital Group, we are fully competent to carry out the entire investment process, from land analysis and design, through implementation, to managing the tenant platform," says Mirosława Płużek, CFO of Resi Capital. "The business model we have developed is well received by financial institutions, which is confirmed by our cooperation with one of the largest Polish banks, Pekao S.A. We are glad that Bank Pekao S.A. recognizes the great potential of the developing living sector in Poland", adds Mirosława Płużek.

"We are happy to be able to finance the first residential projects of the Cavatina Group. We believe that with the growing mobility of the Polish society and the expectation of greater flexibility, renting offered by professional entities will become an increasingly common alternative to owning one's own apartment", says Dieter Lobnig, director of Investment Banking and Commercial Real Estate Financing Department at Bank Pekao S.A.

The financing granted by Bank Pekao will enable timely completion of the following projects that are already under construction: a residential building Quorum C in Wrocław and two residential buildings WIMA B and C in Łódź.

Quorum

Quorum complex is the biggest mixed-use project in Lower Silesia. In addition to 336 apartments for rent from Resi Capital, it will include service and office spaces with additional green and relaxation zones. The project is in the very center of Wrocław, on the Oder River in Sikorskiego Street in Wrocław's Szczepin.

Work on the 24-storey residential tower is already underway. All units will be available through the Resi Capital housing platform. The contractor envisages studios, 2-, 3- and 4-room apartments with floorage ranging from 25 to 72 sqm, offering panoramic views of the city. There will be over 340 parking spaces for rent for the residents.

The towers of the complex are designed to grow from a common base. On the highest, thirty-fifth floor of one of them, there will be an observation deck, from which visitors will be able to admire a unique panorama of Wrocław and the surrounding area. The office tower, which will reach 140 m, and thus will become the second tallest building in the capital of Lower Silesia. The first floor of the Quorum buildings on the east, north and west sides will house commercial premises. On the podium of the whole complex and on the level of the fourth-floor terraces and green spaces accessible to all employees and residents have also been designed. Moreover, Cavatina will create publicly accessible green areas and a promenade on the south side of building D, on the opposite side of the street.

WIMA Widzewska Manufaktura

“Widzewska Manufaktura” is an area of almost 4 ha with four 140-year-old post-industrial buildings listed in the register of monuments as an urban complex of post-industrial Łódź (those buildings were: a spinning mill, a twisting mill, a winding mill, and a currency exchange office back in a day), which will become a multifunctional space. It is to be one of the most spectacular revitalizations in Łódź.

In two buildings of the complex, Resi Capital will offer 426 apartments for rent and the possibility to use more than 620 parking spaces. The lessees will have at their disposal apartments of 25 to 80 sqm on the Resi Capital online platform.

The concept for the renewal of WIMA includes, above all, the renovation and modernization of the existing post-factory buildings. The 100-year-old park with an area of approx. 9,000 sqm and a fountain will be the central point of the complex, a meeting place and the green heart of this investment. There will also be modern A-class offices enriched with service points located in the former spinning mill, called "American" because it used to process cotton from the USA. There will also be space for services in the adapted buildings of the former spinning room and changing room, i.e. in the residential buildings.
