Most investors and developers in Romania still look to expand

Real estate investors and developers active in Romania argue that inflation, the increasing financing costs, the geopolitical situation and also the increasing construction costs are the main macroeconomic factors which may impact the Romanian real estate market, as these factors are expected to put pressure both on demand and on the rental levels. However, despite all the above-mentioned issues, investors remain positive and their expansion plans in Romania are mostly intact, according to the first edition of Cushman & Wakefield Echinox's “Real Estate Investors Sentiment Barometer”.

Construction markets in CEE and SEE don’t have bright prospects

The EECFA 2022 Winter Construction Forecast Report has been released and yet another downward revision characterizes the forecast for both Southeast Europe and Eastern Europe. Southeast Europe could see shrinkage on the horizon. This, however, comes after a great period of construction between 2016 and 2021, so the market is foreseen to come down from a peak level. In this respect, the 3% decline until 2024 is no drama, in EECFA’s view. The drama is in East Europe where the peak was reached in 2018 and the market was around 10% below that peak level even before the Ukraine war began. Since then, EECFA has paused issuing forecasts in Ukraine and a status report has been prepared. Without Ukraine, the region is expected to reach its bottom in 2023.

Developers in Prague to start 126,600 sqm of new offices soon

Even though the increase in the amount of new office space in Prague in Q3 2022 was the lowest so far this year and no new construction even began, according to Colliers, there is no need to worry about a lack of offices. In the coming months, developers plan to start speculative construction of approximately 126,600 sqm in new space. Despite original assumptions, the office vacancy rate in Prague, unlike in neighbouring markets, is decreasing and has reached 8.1%. Gross realised demand for 137,700 sqm was the highest level so far in 2022, reported Colliers in their regular quarterly market survey.

Prague housing supply still doesn’t meet demand

When it comes to residential real estate assets, Czechs are oriented largely towards an ownership model. The ratio of owner-occupied to rented apartments in Prague, for example, is approximately 70:30, similar to the EU27 average. Still, the Czech Republic is somewhat behind more advanced markets in terms of market evolution towards new trends. However, with the shift to hybrid working, intense talent searches, and the growth of the business services sector, Prague and other large Czech cities will need more flexible housing solutions soon. The average bid price for a newly built apartment in Prague was approximately CZK 155,000 per square meter during Q3 2022. This represents an increase of 7% since the start of the year, according to an analysis done by Colliers.

Prague’s Pařížská becomes CEE’s most expensive high street

Following the pause caused by the coronavirus pandemic, Cushman & Wakefield has brought back the Main Streets Across the World report, ranking 47 countries by headline rents in best-in-class urban locations in each of them. The Czech Republic is newly represented by Prague’s Pařížská Street, which has replaced Na Příkopě as the country’s most expensive street. Among the other most expensive main streets of the world, Pařížská ranks 17th (Na Příkopě ranked 18th in 2019) and comes first in the CEE region. As compared by the survey, the highest prime rent achieved in Pařížská as of this year’s third quarter amounts to €2,719 per square metre per year, or approximately €227 per square metre a month.

New leases

  • Local courier company Sameday is occupying a new 5,000 sqm last-mile logistics facility in Constanța Olympian Parks, part of Helios Phoenix Group. During the 2025 Black Friday campaign, Sameday's new regional hub in Constanța processed over 400,000 parcels.
  • ITPunkt has leased 460 sqm for its new HQ at Oxygen Park office complex in Warsaw. At the same time, Paszkiewicz Firma Budowlana expanded its leased area to 300 sqm in the same project.
  • Engineering company Sanborn will relocate its production capacities to the new Aventin Business Park industrial complex as of August 2026. The company will lease nearly 8,000 sqm of premium space at the site. The long-term lease was brokered by Savills.

New appointments

  • CBRE Investment Management announced the firm is evolving the leadership model in its EMEA Direct Real Estate business. Under the enhanced structure, Rik Eertink will assume the role of President and CIO of EMEA Direct Real Estate, after serving as President of EMEA Direct Real Estate for the past five years.
  • Nhood has appointed Mihaela Petruescu as the new Country Director for Property Services Romania & Poland as of October. She previously held leadership positions at large real estate firms, such as Cushman & Wakefield Echinox and CBRE Romania.
  • Daniel Orczyk has been named Senior Project Manager at the technical advisory department of Avison Young in Poland. He is a licensed structural engineer and building site manager with over 20 years of experience.
