Office vacancy in Warsaw remains stable

Croatia’s tourism industry sees strong recovery

2022 saw an almost complete recovery of Croatia’s tourism industry with only 2% fewer overnight stays than in 2019. Hotels were almost at full capacity (98% open). In the summer season, hotels achieved 5% higher revenues than in 2019, primarily through an increase in occupancy of 25% (to 79%) compared to the 2021 season, which means a 9% gap compared to the occupancy of 2019, CBS International, part of Cushman & Wakefield Group reports..

Turnover in SES shopping centres exceeds €3 billion

The gross sales turnover of a total of 1,800 shops located on the 30 SES Spar European Shopping Center sites in Austria, Slovenia, Italy, Hungary, Croatia and the Czech Republic continued to grow in the past year. With sales up 18.5% and a €3.1 billion turnover compared to 2021, SES enjoyed a record year in terms of development since its inception in 2007. In 2022, SES invested in numerous sustainable measures such as the large-scale installation of photovoltaic systems and the ongoing interim expansion of e-charging stations, currently amounting to 175 charging points coupled with extensive LED retrofitting.

Czech office fit-out costs rank among highest in CEE

In the CEE region, Prague placed second in terms of the price of fitting out an office. With €1,159 being the average cost per square metre in Prague, it is just over half of what is standard in top cities in Germany or the UK, where costs often exceed €2,000. Compared with the last year, the prices have grown all over Europe due to inflation and other factors. The 10% increase in Prague means that office occupiers need to carefully consider their office usage and space needs when redesigning their offices. Sustainability and DE&I are also increasingly affecting fit-out requirements, reports Cushman & Wakefield in their latest analysis.

Czech flex office market continue to grow

At the beginning of the pandemic, it seemed that many coworking centres or serviced offices could not survive the measures implemented under the Covid-19 pandemic. Shared workspaces, whose philosophy is based on meeting, personal communication, and collaboration, were hit hard by governmental restrictions. Belgrade residential investment volume grows by 28% in 2022

The total transaction volume for last year in Belgrade's residential market was €2.67 billion, which represents an increase of around 28% compared to the overall amount of €2.06 billion which was registered in the year 2021. This also represents the largest year-on-year increase in recent years, which was caused by the rise in transactions in Q2 when the Ukrainian war broke out, and the rise in transactions in Q4 when it became evident that rents in Belgrade doubled in certain parts of the city as a result of the influx of population from Ukraine and Russia, real estate agency Cordon reports.

CPI Property Group's portfolio value reaches €20.9 billion

Bulgaria’s investment market is reaching its pre-pandemic levels

After the start of the pandemic in 2020, and its surge in 2021, the past 12 months have brought renewed market activity in an attempt to offset the previous slowdown. The retail sector, construction, and the IT sector managed to avoid the recession and maintain their position as the least affected industries by the pandemic. The investment market in Bulgaria for the second half of 2022 recorded twice as high activity in terms of volume as in H1 2022, according to the Sofia City Report by JLL with the support of IPC Partners Bulgaria and Avalant. Foreign investors are less cautious to expand to unload their cash given the limited amount of opportunities.

Immofinanz reports €142 million net profit for 2022

Immofinanz Group delivered very good operating performance in 2022 in spite of the challenging environment. Sustainable FFO 1 from the standing investment business rose by 21.7%. Rental income increased by 5.4% to €300.2 million and the results of asset management by 7.2% to €226.1 million. The Group also has a very solid capital base with an equity ratio of 47.9% and conservative debt with a net LTV of 40.7%.

New leases

  • MLP Group has bolstered the tenant mix at MLP Poznań West by welcoming Stockly, a 3D printing specialist. The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. Stockly was represented by Rock Estate during the transaction.
  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.

New appointments

  • Aleksandra Walaszek and Tomasz Nowakowski have joined Cushman & Wakefield’s Retail Agency. Walaszek has more than 10 years of experience in the retail sector. Nowakowski is an expert with nearly 20 years of experience in strategic leasing and retail property transaction management.
  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
