Polish shoppers set to spend 40% more

With an impressive 66% growth of retail sales per capita since 2004, Poland stands second to none in Europe. Over the past five years both the retail stock and the retail sales have been growing steadily at the level of 20% cumulatively, according to an analysis released by Cushman & Wakefield. Forecasts for the next decade show a further 40% growth of retail spending per capita, which demonstrates growing affluence of the Polish society.

There’s no way to go up but up in CEE

While Western European investment markets have peaked and investment volumes are going down, CEE markets are having a strong momentum with volumes going up. This growth is most visible in the Czech Republic which posted its strongest Q1 figures on record this year. Budapest office market vacancy reaches record low level

Demand continues to be strong on the Budapest office market and with new supply still limited the vacancy rate decreased further in Q1 2017. It now stands at 9.2% which is the lowest rate on record. The Budapest Research Forum published its newest figures.

10 industrial parks expand in the Czech Republic

The Industrial Research Forum announced its preliminary industrial market figures for Q1 2017.

€1.3 billion invested in Czech property in Q1 2017

€1280 million was invested in commercial real estate in the Czech Republic in the first quarter of 2017. This is the largest ever amount of investment registered for a first quarter. The result is mainly attributed to three major transactions: the sale of the Letňany Shopping Centre the CBRE GI portfolio and the change of the Olympia Brno owner. The Czech National Bank’s exit from currency interventions should not slow the strong demand for commercial real estate down.

Q1 2017: strong start for CEE investment markets

2016’s record-breaking €12.2 billion investment in the real estate sector in the CEE region is likely to be surpassed in 2017 – this is according to CEE Real Estate Investment Compass 2017 published by Colliers International and CMS. The sources of investment flows into the CEE region are also expected to remain diverse in 2017, with Asian and CEE investors becoming increasingly active in the real estate market.

Record high investment volume expected for Hungary in 2017

In 2017, following its international assessment, CBRE has created a survey among real estate investors in Hungary asking them about their market expectations. At the CBRE Investment Breakfast investors turned out to be optimistic about the future. 43% of the respondents stated that the investment market might grow even by one-fifth from last year’s €1.5 billion and 23% stated that this year they might reach their highest turnover ever.

New leases

  • Grupa Azoty, a producer of fertilizer and chemical components has extended its lease in the Warsaw Trade Tower. The company occupies 1,160 sqm in the skyscraper, which is owned by Globalworth.
  • 108 Agency Slovakia has mediated the lease of 720 sqm for its client Mercurtrade in Beta – Car Park Pezinok.
  • Kontri Sp. z o.o., an e-commerce company has decided to lease a 2,800 sqm warehouse and office space in a private distribution centre near Białystok in Poland, owned by the Dutch investor Duif Real Estate Sp. z o.o. AXI IMMO was responsible for comprehensive tenant service.

New appointments

  • At the beginning of July, Aleksandra Gawrońska will take up the position of Head of Residential Research at international advisory company JLL. Aleksandra has ten years’ experience in the areas of consulting and complex real estate analysis. Before joining REAS (now part of JLL) in 2018, she worked at Colliers International, where she was responsible for publications, reports and analyses of the office market in Poland.
  • JLL in the Czech Republic announced the appointment of Steffen Walvius as Head of Sustainability Services and ESG. In his new role at JLL, Steffen Walvius will help clients with building on their own sustainability performance. JLL will thus offer this service as the first provider on the Czech real estate market.
  • Gabriella Sasvári has been promoted to Managing Partner of Horizon Development's Board of Directors in Hungary. As Development Director, she also dedicates her time to important property development projects including Promenade Gardens, Szervita Square Building and ParkSide Offices.
