The record-breaking era of the Polish retail sector is over now. The market is shaped by limited supply, increased competition, the growth of e-commerce and the aftereffects of the ban on Sunday trading. As pointed out by experts at BNP Paribas Real Estate Poland, in H1 2018 developers operating on the Polish market completed and delivered approx. 191 000 sqm of modern retail space, out of which 110 000 sqm appeared on the market between April and June. As expected, further 300 000 sqm of new supply will be delivered by the end of the year.

Bucharest workers move into modern offices

The number of employees in Class A and B office buildings in Bucharest has reached about 253,000 at the end of the first semester of 2018, a slight increase compared to the end of 2017. In H1 2018, the number of employees working in companies with headquarters in modern office buildings in the capital increased by 3,000, according to estimates of Cushman & Wakefield Echinox. Considering the office projects whose delivery is announced for the second half of the year, the number of employees in modern office buildings in Bucharest could rise to 270,000 by the end of 2018.

The boom of Poland’s industrial market is not over yet

At the end of H1 2018, there was more than 2.13 million sqm of warehouse and industrial space under construction across Poland with Central Poland accounting for more than one-fourth of the development pipeline, according to Cresa. Further rental growth on Budapest’s office market

Retail supply grows in smaller Polish cities

More than 180,000 sqm of retail space was added to the Polish retail market in H1 2018 and another 330,000 sqm is expected to be completed by year-end 2018. This will represent an increase of over 25% year-on-year, bringing Poland’s total retail stock to more than 14,800,000 sqm. The new supply will be concentrated in cities with fewer than 100,000 inhabitants, accounting for 40% of this year’s openings. New leases

  • Westrock, an American manufacturer of packaging for the cosmetics industry, is a new tenant in Kraków's Quattro Business Park office complex. The company has leased over 800 sqm on the first floor of Building D. Westrock's office at Quattro is scheduled to open later in October.
  • The Polish provider of logistics and freight forwarding services has ordered about 2,000 sqm of additional space at MLP Poznań West. Once this new space is delivered to the tenant in June next year, Hart Logistics will occupy a total of nearly 12,000 sqm. The adviser in the transaction was Profi Home, a consulting firm.
  • Samsung R&D Institute Poland has extended the lease agreement for its office space in Warsaw Spire. During the negotiation process, the tenant was advised by a team of experts from JLL.

New appointments

  • Robert Skládal joins Cushman & Wakefield as a partner in the retail leasing team and will lead the team focused on shopping centres.
  • JLL in Prague announces the appointment of Milan Kilik as its new Head of Office Agency for the Czech Republic as of beginning of October 2022.
  • Agnieszka Boroń has joined Equilis Poland to take up the post of Development Director. She has worked in the construction and development industry for over 20 years, specialising in residential project management. Prior to joining Equilis Poland, she was programme director at Nexity. Prior to that, she worked in managerial positions at Dom Development.
