Already 64% of Warsaw’s office buildings offer at least one retail or service unit, reveals Cushman & Wakefield. With new retail supply remaining low across Warsaw, retailers and service providers are increasingly looking for alternative locations. In addition, recent years have seen a significant shift in user preferences regarding the use of office space and types of services available in office buildings.

Mitiska REIM has announced the opening of a new food-anchored retail park in the Polish city of Świebodzin. Developed in partnership with Karuzela Holding, this is the tenth project undertaken by Mitiska REIM and Karuzela over the past five years, with five more developments planned to open over the next two years.

Tourism and the commercial real estate industry would both benefit from the existence of theme parks in CEE. Demand is real and exists, however, there are several challenges to address for both investors and developers. CTP has expanded its Polish land bank by nearly half a million sqm. The company has purchased investment land in four strategic locations that provide the opportunity to build approximately 200,000 sqm of leasable space in the short term, with this land in Łódź, Toruń and the Warsaw agglomeration ready to start the development process. This land acquisition is part of CTP's strategy announced last year to invest €300 million in Poland to grow its warehouse portfolio - a key growth market for CTP. 

Panattoni has begun construction on a new industrial park in Będzin. The first stage of the work has already been launched and is to be completed in September. It will comprise a 27,500 sqm building constructed on a speculative basis. The total area of the park is to come to 87,500 sqm. 

Redkom Development finalised the sale of Park Glinianka in Łubna in the southern suburbs of Warsaw. The facility was purchased by CEE-BIG B.V. The price has not been disclosed. 

The JV between Partners Group and Peakside Capital Advisors has completed the construction of the first warehouse facility in City Point Targówek. The 7,000 sqm building is fully leased to DPD Polska and is part of a park, which will provide nearly 100,000 sqm of last-mile logistics space within the borders of the Warsaw agglomeration.

Cushman & Wakefield has summarised the situation on the Polish retail market. The opening of 2024 is encouraging and new retail space supply in the coming months is likely to match or even surpass last year’s total. The Polish market continues to attract interest from new brands, borne out by several debuts. More arrivals are expected to follow amid improving retail sales, rising shopping centre footfall and turnover levels as inflation is weakening.

Panattoni has finished the last stage of Panattoni Park Sulechów III. The centre has been developed for BestSecret clothing distributor. The building has a total area of 136,000 sqm, which makes it one of the largest logistics centres in the region.

Renewable energy companies announcing new large-scale projects in the north of Poland will need large spaces for storing components of solar and wind farms. Such tenants report sector-specific requirements, which may incentivise developers to build differently, says Michał Rafałowicz, Regional Director, Newmark Polska.
