Axi Immo has presented six key trends on the Polish office market with a presentation of estimates for the sector at the end of 2023.

Savills has been appointed as property manager for Mogilska 35 Office in Kraków. The six-floor office building is one of the latest office projects delivered in southern Poland by Warimpex.

Panattoni has been awarded financing to develop Panattoni Park Łódź West II – one of the biggest industrial projects in the western part of Łódź. A loan of €25 million has been granted by mBank.

Żabka Group concluded the acquisition of a majority stake, forming in a partnership with one of the leading FMCG distribution players in Romania – DRIM Daniel Distributie. The transaction is subject to the customary regulatory approvals. 

Panattoni has finalised the sale of two industrial developments near the administrative capital of the Lower Silesian region. Together, Panattoni Park Wrocław East, and Panattoni Park Wrocław S8 South comprise a total area of almost 43,000 sqm. The price and the buyer have not been disclosed. 

2023 was marked in Poland by a shrinking office development pipeline amid a continued focus on the optimisation of office footprints and overall office running costs. It was also another year in which both tenants and developers faced relatively high office fit-out costs. In addition, high borrowing costs were a drag on expansion, with caution being a key theme characterising the Polish office market, says Newmark.

Mota-Engil has reached an agreement with Hungarian company Duna Aszfalt for the sale of Mota-Engil Central Europe (MECE) and its subsidiaries. MECE is an active player in the construction industry and real estate development market in Poland.

The new Polish government, dominated by the Koalicja Obywatelska (Civic Coalition) party, announced back in the election campaign that it would resume work on a law on REIT-type structures, abandoned several years ago. Economic organizations are calling on it to make good on its economic promises - the introduction of domestic REITs could bolster domestic demand and lure more domestic capital to the real estate market, virtually non-existent here today.
