The growing maturity of the Polish industrial real estate sector is directing investor attention towards urban logistics properties. According to data from JLL and SEGRO, available investment land and the possibility to extend existing parks in the eight largest agglomerations allow for the development of up to 4 million sqm which could meet the increase in demand.

Echo Investment has started the construction of the Brain Park office complex in Kraków. Over 43,000 sqm of workspace and almost 10,000 sqm of green areas will be developed at Aleja Pokoju, one of the city's main arteries. The first phase of the project will be completed in the third quarter of 2022.

Panattoni has launched the construction of Panattoni Park Zgorzelec, which will comprise ​​approx. 70,000 sqm. This is the developer’s latest 3 PL investment near the Polish-German border. The first tenant has already been secured for the park – ID Logistics, which will occupy 44,500 sqm for its e-commerce operations. Panattoni has also announced that the project will be BREEAM certified at the ‘Excellent’ level.

South African investor Fortress REIT has acquired two logistics parks in Bydgoszcz and Stargard from Griffin Property Finance. This is the first direct acquisition in Poland by Fortress REIT and the value of the transaction has not been disclosed.

Warsaw' city centre is to be the home co-living specialist Vonder's latest project, UpTown by Vonder, which will comprise 113 brand new rental apartments. The new project joins UpRiver by Vonder, the brand’s flagship site in the Polish capital, which officially launched last year and will see the fifth stage of the development complete this month. 

Panattoni is to provide space for the production of Paczkomat® parcel lockers for InPost and is also to construct an R&D centre for the company. The Paczkomat® factory is being built as part of the newly established City Logistics Kraków Airport park. It will take up 7,230 sqm and will be fitted with solar panels.

The Hilton hotel network has unveiled plans to open two new Hampton by Hilton hotels in Poland, following the signing of two franchise agreements.

COVID-19 has slowed the activity of office developers, but intensified competition in the residential land market. Warehouses are now so popular among investors that one can speak of a shrinking supply of land for more of these projects. Linklaters has advised the Czech investor Investika realitní fond, OPF on the acquisition of the Szyperska Office Center office building in Poznań from Wechta Nieruchomości sp. z o.o., which is a company from the group of one of the largest developers in Greater Poland.

European warehouse property developer MLP Group is set to build a BTS facility for a European logistics operator. The tenant was assisted by a team of specialists from JLL during the transaction.
