Adventum International, a Malta based boutique investment fund manager, has acquired the 17,500 sqm office building Katowice Business Point in the administrative capital of the Silesia voivodeship. 


The 11-storey, modern office building possesses a BREEAM ‘Very good’ green certification. The property is headquartered by Tauron Polska Energia SA, the largest energy distributor in Poland. 

The transaction is yet another milestone for Adventum: being the fourth investment in CEE under its Adventum Quartum real estate fund and executed within seven months.

Andras Marton, Director at Adventum International commented: “The acquisition is a confirmation of Adventum International’s transaction know-how in handling complex structures such as KBP, where a cross collateralised SPV was acquired from a real estate portfolio with new acquisition financing. As a Mid-Cap fund manager we continue to seek core + and value-add opportunities in Poland, Hungary, Czechia and Romania and plan to undertake further two transactions in 2020 with Adventum Quartum.”

Katowice Business Point (KBP) was developed in 2010 by Ghelamco as their flagship project in Katowice. The property is situated along Chorzowska at the most dynamically developing part of the city, next door to Silesia City Center. 

Acquisition financing was provided by Santander Bank Polska SA with CBRE representing the purchaser as debt advisor. 

In the transaction, Dentons and Avison Young advised the seller; act BSWW, MDDP, Knight Frank and Sentient the purchaser.
