Developers and activists reduce traffic jams in Warsaw

Poland’s warehouse market continues to hold steady

According to the latest report by Newmark Polska, in 2024, Poland’s warehouse and industrial market maintained steady growth despite the challenges of an economic slowdown across Europe, capital constraints and relatively high inflation rates. The outlook for 2025 also remains positive, with approximately 2 million sqm of new completions scheduled for delivery this year, total take-up expected to surpass 5 million sqm and the overall vacancy rate continuing to trend downwards.

LCP acquires another retail park in central Poland

LCP Properties has acquired the Rock Park Radom, retail park from the seller Rock Capital. The property, with a total of 3,400 sqm of GLA and six tenants, is fully leased. The price has not been disclosed. Soon, the retail park will undergo LCP's rebranding program, officially becoming part of the M Park brand. This will be the second M Park in the city of Radom.

Prime transactions drive turnover in the Polish commercial sector

In 2024, Central and Eastern European countries experienced a resurgence in investment activity, with most markets showing significant increases in volume compared to 2023. Poland and the Czech Republic saw renewed investor engagement and increased capital allocation, while Hungary, despite having its lowest annual volume since 2015, showed signs of recovery in Q4. Romania and Slovakia also demonstrated strong growth, with Romania's investment volume up 47% year-over-year and Slovakia's nearly tripling in the second half of 2024. Across the region, there was a mix of domestic and international investor participation, with sectors like retail and industrial performing particularly well. JLL experts, in cooperation with iO Partners, present an analysis of the trends observed in the investment market in Poland in comparison to the countries of the CEE region.

Janex expands near Warsaw

Polish food producer and wholesale and retail supplier Janex has leased approximately 11,700 sqm of new space at MLP Pruszków II. The company will launch its second, and simultaneously twice as large, facility in the new building at this logistics park. According to the plan, the tenant can use the additional space starting in April 2026.

Polish capital strengthens its presence on CRE market

According to data from Cushman & Wakefield, Poland’s commercial property investment volume hit approximately €5 billion in 2024, marking a strong rebound of around 140% year-on-year. Additionally, Polish capital significantly increased its share of investment activity, with transactions totalling €444 million last year - an almost threefold rise from 2023. However, for this momentum to continue, systemic solutions such as the adoption of the long-awaited REIT legislation are necessary. If implemented, these measures would help prevent a potential outflow of Polish investors from the real estate market, especially when yields begin to harden.

Cushman & Wakefield to manage Accolade portfolio

Cushman & Wakefield has been appointed as property manager for part of the warehouse and logistics portfolio of international investment company Accolade. It will provide asset services for properties with a total area of over 440,000 sqm in locations across Poland such as Mińsk Mazowiecki, Konin, Elbląg, Kielce, Piła, and Koszalin, and in the Czech Republic, including Stříbro Park, one of the largest warehouse parks in the Czech market.

New leases

  • The Embassy of the Republic of the Philippines has moved to Bucharest-based SkyTower, operating out of a 580 sqm space under a 5-year lease agreement. The building also hosts the Embassy of the Republic of Korea in Romania.
  • De Heus, a producer of animal feed, which has built a strong presence in the Polish market, has leased 7,050 sqm of warehouse and office space at GLP Łódź III Logistics Centre. This is the first Class A warehouse of De Heus in Poland. The tenant was advised by specialists from Newmark Polska during the search for the right space and throughout the lease negotiations.
  • Endava has leased an additional 2,400 sqm in the UBC 1 building, part of the Palas Iași mixed-use complex owned by Iulius. This expansion brings its total office area to 5,500 sqm.

New appointments

  • Indotek Group has welcomed Viktor Nagy, who joined us in September as Head of Non-Retail Sales. With more than 20 years of experience in the real estate sector, Viktor has held leadership positions at international companies such as Immofinanz, EHL Real Estate Hungary and Atlas Estates. In his new role, he will be responsible for further developing our non-retail sales strategy and strengthening international relations.
  • Paweł Reszczyński has been promoted to Land Development Director and will be responsible for coordinating land acquisition and investment processes for new logistics and industrial projects. Developing the land bank remains a key pillar of MLP Group's long-term expansion strategy.
  • Oliver Derksen is joining iO Partners Romania as the new Head of Office Advisory, having over 16 years of expertise in office leasing and business development.
