CPI Property Group (CPIPG) has launched the next stage of modernisation at the Eurocentrum-Alfa office building in Warsaw, part of the Eurocentrum Office Complex. Following earlier investment in HVAC and building management systems, work is now beginning on a full refurbishment of the lobby area.

Stokado, Poland’s second-largest self-storage operator, has opened its first facility in Kraków. The development, located on Sosnowiecka Street near the Bronowice shopping centre, offers more than 5,000 sqm of net lettable area and is the first self-storage building in Poland to receive full BREEAM certification from the design and construction phase.

Stokado, the second-largest operator in Poland’s self-storage market, has secured PLN 80 million in debt financing from Bank Pekao S.A. The funds will partially refinance invested equity and support the development of ongoing projects in Kraków and Warsaw.

CA Immo has announced that the Saski Crescent office building in Warsaw is now fully leased following the signing of new contracts with three companies, which together took 3,500 sqm of space. The property is now home to 12 tenants from different industries, while the ground floor hosts the BursztyNova Restaurant and Café, open to both employees and external visitors.

Big Poland has completed the rebranding of its shopping park in Koszalin, which now officially operates under the name Big Koszalin. To mark the occasion, the largest shopping park in the region will host a launch event on 27 August featuring free attractions and a live concert.

Nepi Rockcastle, Europe’s third-largest listed retail real estate company by portfolio value, reported a 12.1% year-on-year increase in net operating income (NOI) in the first half of 2025, reaching €307 million. The company’s investment property portfolio exceeded €8 billion for the first time in its history, supported by acquisitions completed in 2024 and active asset management. Vacancy remained low at 1.6%.

P3 Logistic Parks has completed a built-to-suit warehouse project for DPD Poland at P3 Bydgoszcz Park. The facility, which will be used for local parcel processing, offers 7,117 sqm of warehouse space and 742 sqm of offices.

Two Class A office buildings in Warsaw – Nefryt and Topaz, located on Domaniewska Street – have been sold in a transaction involving a UK-based private equity fund and Resolution Capital Management. Cushman & Wakefield advised one of the buyers and continues to manage the complex, while Colliers represented the seller.

In the first half of 2025, Poland’s industrial and logistics real estate market maintained steady growth. Total stock increased by 7% year-on-year to 36.03 million sqm, despite a decline in new supply (1.15 million sqm; -30% YoY) and lower developer activity on new construction starts (1.47 million sqm; -26% YoY). Lease renegotiations rose, pushing gross take-up to 2.95 million sqm (+10% YoY). Rental rates remained stable across most regional markets. Despite macroeconomic uncertainty, the sector continues to attract investors, supported by solid fundamentals and visible acquisition activity.
