JLL Poland has been selected as the exclusive agent in charge of the commercialization process of the LIFE Building office building - formerly Atrium Tower, which belongs to the Vig Fund, a group company of Vienna Insurance Group AG Wiener Versicherung Gruppe.

According to a report published by Newmark Polska, during the first three months of 2023, occupier demand on Poland’s regional city office markets remained strong amid increasing office availability and a further drop of development activity. The markets continue to adapt to the new standard created by the rise of the hybrid working model and the growing focus on flexibility in office layouts and uses.

In the first quarter of 2023, developers focused on regional markets in Poland. Kraków, Wrocław, and Tri-City have been enriched with new office spaces. Meanwhile, no new office buildings were built in Warsaw. Current interest from tenants remains at a fairly high level. Demand recorded in Q1 2023 was distributed proportionally to the Warsaw market and regional cities. Panattoni has finalized the sale of a 33,000 sqm logistics centre in Uniejów, developed on a build-to-suit (BTS) basis. LCN Capital Partners has acquired its fourth facility within the K-Flex manufacturing campus from Panattoni. The price has not been disclosed.

According to a report by Newmark Polska, development activity across the EU continued unabated, with more than 20 million sqm of modern warehouse and industrial space coming onto the market in 2022. Poland topped the league table with close to 4.4 million sqm. Germany and the Czech Republic also reported high supply levels: over 2 million sqm and 1.1 million sqm, respectively. Poland is also on the podium in terms of demand.

Panattoni has been granted financing for Panattoni Park Lublin II with an area of around 84,000 sqm. The €48 million loan was granted by Bank Pekao SA.

7R completed the expansion of 7R Park Kielce halls. The current tenant, myBOX Logistics, leased additional space and will thus occupy over 30 800 sqm in the project.

Adventum Group, which focuses on CEE real estate investments, have completed the fifth acquisition through its Adventum Penta Fund SCA SICAV-RAIF. The fifth acquisition of the fund is the Wola Retro office complex in Warsaw, Poland which was constructed in 2019 by Develia SA.

Panattoni sees continuing interest from investors: in the first quarter of the year the company completed transactions in Poland worth a combined total of over €300 million. The developer's activity has spawned the need for a new position - Head of Asset Disposition - which has been filled by Michal Stanisławski.
