The neglected premises south of the National Bank of Slovakia building should soon change. A new development has been in the pipeline since 2018. Originally, the developer was Penta Real Estate. At the beginning of 2022, however, the plans in the locality were transferred to the portfolio of the new company Alto Real Estate, which was created by splitting off from Penta, yimba.sk reports.

Penta Real Estate announced the finalisation of their newest land acquisition in the centre of Bratislava. The company bought a 3-ha (30,000 sqm) plot of land that is bordered by Mlynské nivy, Chalupkova and Košická streets. The seller is HB Reavis. Both parties have agreed that the amount of the transaction will not be disclosed. 

Penta Real Estate is finishing the construction of the new Motel One hotel in the centre of Prague near Masaryk railway station. According to the development company, the total investment in the hotel, which will be part of the Cloud One Line chain, came to CZK 1.2 billion (€51.2 million) over six years of preparation and construction. The hotel is scheduled to open in the spring of 2024.

Within 10 or 12 years, Penta wants to complete its brand new Southbank mixed-use project in Bratislava. The commencement of the construction of Southbank now depends on the permitting process and ongoing changes to the master plan, which are being overseen by the Bratislava City Council. Once the zoning changes are approved, construction could start within 1.5 to 2 years, estimates Michal Rehak, Business Director of Penta Real Estate Bratislava. According to him, the company does not want to disclose the cost of the project or the detailed schedule until the new Bratislava master plan is approved.

Penta Real Estate plans to diversify its real estate portfolio and is preparing for further expansion within Europe. It wants to establish a real estate fund for this purpose, as Marek Dospiva, co-owner of the group, revealed to E15.cz

Penta Real Estate has secured a bank loan of €74 million, or over CZK 1.8 billion, from two banks, ČSOB and Česká spořitelna, for the construction of the office part of the Nová Waltrovka project in Prague's Radlice district, the Czech News Agency reported.

Penta Real Estate has bought 4.5 hectares of the land in Bratislava Nové Město district. The developer became the owner of this property in the bankruptcy proceeding in August this year. The price of the transaction was not published, the web portal TRENDreality.sk reports.

The fifth stage of the Bory Housing residential project is being prepared in the newly emerging Bory district in the northwest of Bratislava. This week the documentation for the Environmental Impact Assessment (EIA) was submitted. At the same time, documents for obtaining a zoning decision are being prepared. The fifth stage will bring 366 apartments to the site with construction expected to start in the first half of 2024, the developer announced this week.

Penta Real Estate has sold three real estate projects in Bratislava. The buyer is former Penta co-owner Jozef Oravkin, who left the group at the end of 2021 to set up his development and investment company, Penta announced in a press release.

Brno-based investment group Portiva has acquired the SmíchOFF office building in Prague from Penta Real Estate for more than CZK 1 billion, the new owner announced on its website. The acquisition of the premium LEED Gold-certified commercial property represents another step for Portiva Group in fulfilling its vision of growth through a balanced mix of quality acquisitions.
