Maciej Madejak, Chief Development Officer and Founder of MDC2 talked to Property Forum about the rapid growth of the Polish warehouse market, implementing ESG principles in new projects and the possible scenarios for the prices of investment plots.

The second quarter of 2023 in the Czech Republic was characterized by record industrial construction, with more than 60 percent of it already pre-leased. The vacancy rate rose slowly to the current 1.7 percent, indicating a prevailing market sentiment that sees speculative construction and a recent-record high amount of space under construction, according to the latest analysis by the Industrial Reserch Forum.

Savills Investment Management has signed an extension agreement with Multidekor S.A. concerning the lease of approx. 23,000 sqm of space at Konotopa Park II logistics centre near Warsaw. The lease has been extended by five years.

Panattoni has secured financing for its first project in Bytom as Bank Pekao awarded an €80 million loan for the construction of Panattoni Park Bytom.

Logistics company Orbico has chosen Park P3, located close to Poznań, as the location for its new warehouse. The 10,000-square-meter facility is located between the S11 dual carriageway and the A4 highway. The warehouse opened, earlier this year, at the beginning of July. JLL provided consulting support in selecting the location for the facility's lease.

Trumpf Huettinger, which specialises in the design and production of advanced industrial electronics, is opening its seventh building in the fourth location in the Warsaw metropolitan area. The company has leased nearly 25,400 square meters of production and warehouse space at CTPark Warsaw East in Kobyłka, owned by CTP. At its latest Polish facility, Trumpf Huettinger will launch the largest production of control cabinets for the high-tech industry in Europe. Colliers facilitated the lease transaction of the CTPark Warsaw East building.

Exyte Technology will lease 12,600 sqm at VGP Park Ústí nad Labem City as a new tenant. There will be 3 halls in total within the VGP Park, one will be finished this year, and the other two are being prepared.

Regesta, a specialist provider of road transport, forwarding and logistics services, has renewed its lease for more than 17,000 sqm of warehouse, office and social space in Park Tychy DC1. The tenant was represented during the lease negotiations by Newmark Polska.

Panattoni is beginning the construction of City Logistics Kraków Airport II, a speculative project worth €34 million. It will be located near Balice Airport - the second-largest airport in the country.

Subcarpathia continues to gain importance and is likely to become a leading east-west transshipment hub supporting the rebuilding of Ukraine. Its potential has also been recognized by industrial developers who are building warehouses and securing land for future projects in the region, say Michał Kozar, Senior Associate, and Janusz Dudek, Senior Advisor, Industrial and Warehouse Department, Newmark Polska.
