Union Investment has agreed to acquire two planned hotel properties in Kraków and Katowice with a total of 527 rooms. The developer, vendor and future operator of the two midscale hotels, which are scheduled for completion in autumn 2021, is UBM. The purchase price of the ibis Styles-branded hotel in Kraków and Mercure-branded hotel in Katowice is approximately €86 million in total. Both leases run for 25 years.

Panattoni has acquired a 14.4-hectare site at ul. Miedziana to build City Logistics Katowice. Construction works at the park, anticipated to feature 70,000 sqm at full build-out, will commence before year-end.

GTC has just obtained a building permit for a new office project in Katowice. Once finished, the Class A building will offer 18,315 sqm of state-of-the-art office space over 5 floors in the heart of Katowice. The building, inspired by Katowice’s modernist architecture, is designed by JEMS Architects.

TriGranit has laid the foundation stone of the first phase of its new Class-A office development, Silesia for Business in Katowice, Poland. The office building will be the final element of the mixed-use development project of TriGranit, started 15 years ago and realised on a 30 hectares large brownfield area. The post-mining area today includes a shopping mall and residential estates, while the new office building, providing approx. 26,000 sqm GLA and more than 400 parking spaces, is expected to be completed in Q4, 2021.

Spaces, a global concept originating from the Netherlands and offering solutions in the area of ​​flex work and coworking spaces, has leased over 3,300 sq m of space in the historic Matejki 3 building, which was previously the headquarters for the Union of Silesian Insurgents. The opening of this new branch of Spaces is scheduled for the end of 2020 or the beginning of 2021. Experts from JLL advised Spaces during the process of searching for the office and negotiating lease terms.

Nearly 70,200 sqm of office space is currently under construction on Katowice’s office market, according to Cushman & Wakefield. Of the six projects underway, the largest is Face2Face Business Campus, comprising two phases with a total of 46,800 sqm.

Globalworth confirms the closing of the acquisition of two office buildings in Poland for a total transaction value of €113 million. Retro Office House in Wroclaw and Silesia Star in Katowice offer over 50,000 sqm of modern office space, and through the companies present in these properties add approximately 10,000 new employees and visitors to Globalworth’s Polish portfolio community, which is now 110,000 strong on a daily basis.

According to Cresa’s report, Katowice’s office stock has increased by nearly 9% over the year to almost 520,000 sqm at the end of the first quarter of 2019. More than 30,000 sqm is expected to be added to Katowice’s office stock by the end of this year.

Globalworth announced the conditional agreement for the acquisition of two investments in Poland, which were identified as part of its acquisition pipeline announced on 11 March 2019, for a combined transaction value of €113.2 million. The transaction is expected to close by the end of July 2019, subject to the fulfilment of customary conditions.

At the end of 2018, the total office stock of Katowice, Poland’s fifth largest office market, stood at 519,300 sqm. Last year’s new supply amounted to 50,800 sqm (+218% y/y) delivered across ten office projects, the biggest completions being .KTW (18,200 sqm), Silesia Business Park IV (10,700 sqm) and GPP Business Park IV – Bloch (7,500 sqm). Another 52,000 sqm of office space is expected to be constructed at seven new office schemes in the coming 12 months, according to Cushman & Wakefield.
