Newgate Investment (NGI) has acquired Fabryka Park in Katowice from TDJ Estate. Located at 51 Armii Krajowej Street next to a Kaufland store, the retail park offers over 8,800 sqm of gross leasable area (GLA). This follows several recent acquisitions, bringing NGI’s Polish retail park portfolio to more than 200,000 sqm of GLA.

Echo Investment has secured refinancing worth €61.4 million for the Libero Katowice shopping center. The loan was granted by a consortium consisting of Bank Pekao S.A. and PKO Bank Polski S.A. The entire retail space at Libero is leased – the center features over 150 stores and service outlets.

Focus Estate Fund has acquired three shopping centers in Poland. The assets' total Gross Leasable Area (GLA) is approximately 46,000 sqm. The value of the transaction has not been disclosed. 

NEPI Rockcastle says it reached a record-breaking net operating income (NOI) of €556 million during 2024, a 13.2% increase compared to the previous year, over strong retailer sales and resilient consumer demand in CEE.

Nepi Rockcastle has acquired the Silesia City Center mall in Katowice, in the Silesia province of southern Poland for €405 million, in one of the largest shopping centre transactions in Central and Eastern Europe in recent years. The vendors are Allianz (45%), Kamsa Luxco (45%) and Cura Beteiligungsgesellschaft (10%). Silesia City Center extends over 88,400 sqm of gross lettable area (GLA) and is a dominant shopping centre in Katowice, economically one of the strongest cities in Poland, with average spending per capita exceeding the national average by 35%.

Following the approval of the local zoning plan in September 2024, Nowy Wełnowiec is entering the implementation phase. The 30-hectare revitalised site formerly occupied by the Silesia Metallurgical Plant in Katowice will become home to a mixed-use district with predominantly residential functions. Nearly a third of the area will be dedicated to open green spaces. The Capital Park Group is responsible for the implementation and management of the project. The architectural concept comes from the JEMS Architekci studio. The investor has received permission to modernise the former compressor house building since the beginning of the 20th century.

7R has obtained a development loan for the 7R City Flex Katowice I project. The financing of €15.5 million was provided by mBank.

MLP Group is investing to develop a new logistics centre within the Katowice Special Economic Zone. The upcoming MLP Bieruń West, situated on recently acquired land, is set to provide approximately 55,000 sqm of cutting-edge warehouse space. It will be yet another logistics centre operating in the highly sought-after region of Upper Silesia. In line with the property developer’s standard, the project will undergo the BREEAM New Construction certification of ‘Excellent’.

Craft, the latest project by Belgian developer Ghelamco in Katowice, has been granted an occupancy permit, thereby adding 26,700 sqm of office space to the local market.

Face2Face Business Campus, an office complex in Katowice with a combined area of close to 50,000 sqm, has a new property manager. Its owner, a joint venture of the Czech fund INVESTIKA realitní fond and Luxembourg-based private equity investor Bud Holdings, has instructed Savills to provide property management for the complex.
