Charles Boudet, CEO of iO Partners, spoke to Property Forum about the ongoing expansion plans of the real estate consultancy in the region and the trend of foreign investors returning to their core markets.

The investment group Natland has become the owner of land near the newly reconstructed main railway station in the city and at the same time also the owner of the Stromovka Kladno development project.

S Immo has signed a contract to sell Zagrebtower to the OTP Group. The office building comprises a total net area of almost 26,000 sqm and has a BREEAM International In-Use Excellent certificate. The transaction is expected to close in the third quarter of 2024, subject to the necessary regulatory approvals.

Futureal Investment Partners, a member of Futureal Group, and 1 Asset Management, an investment management company, backed by real estate development company Hanner, have announced the successful transaction involving the division and sale of two buildings within Lipowy Office Park located at Żwirki I Wigury St. in Warsaw, Poland. The price has not been revealed.

In 2023, MLP Group delivered a satisfactory set of results, both from the operational and financial point of view, driven by strong leasing performance on warehouse space across all its markets. The company recorded 29% revenue growth, with 2024 set to be the harvesting time.

The retail park in Przeworsk (Rock Park), which had its grand opening at the beginning of February this year, is undergoing a change in ownership after just a month of operation. The seller is RockCapital, and the buyer is ME Invest, a company owned by TERG S.A., the owner of the Media Expert chain. The Avison Young investment team represented the seller in the transaction process. The price has not been disclosed.

Immofinanz is taking another step in optimising its portfolio by selling two office properties in Vienna. The properties in the 20th district of Vienna have been sold to an Austrian real estate investor. This sale follows several others executed by CPI Property Group, Immofinanz' majority owner, in a bid to raise cash for repaying debts.

There is still a mismatch between buyers and sellers on property deals in CEE, but the market will attract more investment due to high yields and growth potential in industrial, residential and office, concluded speakers of the 2024 Property Investment Outlook online event organised by Property Forum.

Revetas Capital has concluded the disposal of Bonarka Meadows in Kraków, a permitted residential development project, to Henniger Investment S.A., a Polish company that has been operating in the investment industry for over 30 years. The price has not been disclosed. 

MLP Group has successfully placed €41 million worth of bonds, comprising an entire issue, with 35 investors in a public offering intended for qualified buyers. The transaction was arranged and conducted by mBank. The Warsaw office of global law firm Taylor Wessing provided legal advice to MLP Group, and mBank was advised by CMS Cameron McKenna Nabarro Olswang.
