HelloParks reaches full occupancy with first two warehouses

The first two warehouses of industrial real estate developer HelloParks have become 100 percent occupied over a few months. The Maglód and Fót developments, which opened earlier this year, are the first industrial buildings in Hungary to meet the sustainability requirements of the Excellent certificate in the BREEAM New Construction category. In addition to Maglód and Fót, HelloParks’ megapark in Páty is also being developed at full capacity. The nearly two-year-old company plans to deliver two more projects in 2022. As a result, the total gross leasable area offered by the HelloParks megaparks in the county will be increased to 160,000 sqm by the end of this year representing a total investment value of €190 million.

Garbe records skyrocketing logistics rents across Europe

Demand for logistics real estate is not slowing in Europe, driving significant upward price growth. This development is further fuelled by increased construction and financing costs in the new-build segment. Overall, 70% of the examined European markets registered substantial growth since the end of the second half of 2021, whereas 30% saw no change in rent levels. The remarkable thing is that no region reported negative rental growth. These are some of the findings Garbe Research presented in its latest Garbe Pyramid Map, the 2022 mid-year update of the company’s yield and rent map for the 122 most important logistics real estate submarkets in 23 European countries.

Accolade Industrial Fund reports strong growth

Accolade Industrial Fund reported a crown appreciation of 4.23% in the second quarter of this year. For the entire first half of 2022, the fund achieved an appreciation of 5.45%. VGP announces robust growth for H1 2022

The net profit of logistics developer VGP was €153.1 million for the first six months of 2022. The first half of the year came up with €35.4 million worth of signed and renewed lease agreements, which annualised means €281.1 million of the total rental income and another €88.1 million of the annual rent is expected from 40 projects with 1,346,000 sqm under construction that are almost totally pre-let (87.4%). VGP published the results at the end of August.

New leases

  • Piotr Kalisz has joined Knight Frank Polska, where he will take over the management of the Tenant Representation Department in Warsaw.
  • 7R Park Poznań West has been fully leased. The latest tenants are Still, a supplier of forklifts and warehouse technology, and Cycle, a company offering services for electric bicycles. Both companies will occupy a total of 6,800 sqm of space.
  • Eurocash Group is staying at the Warsaw office complex Diuna from the portfolio of PineBridge Benson Elliot and Syrena Real Estate for the next few years.The company has signed an agreement to lease four floors in Building A, totalling nearly 4,600 sqm of space.

New appointments

  • Polski Związek Firm Deweloperskich (Polish Association of Property Developers) elected new authorities at its general meeting in Katowice. Maciej Wandzel was elected chairman of the board. He will replace Grzegorz Kiełpsz, who became honorary president of the PZFD.
  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
  • Paulina Strutyńska has been promoted to the position of Leasing & Asset Director at Skanska’s commercial development business unit. She is now responsible for leasing processes in the Warsaw market as well as Key Customer Management. Agnieszka Krawczyk-Rogowska is responsible for project commercialization and client liaison in Gdańsk, Kraków, and Bucharest, while Marek Stasieńko is responsible for the Wrocław, Poznań, and Łódź markets.
