Investors and developers from all over the world are in a race for a slice of Poland's rapidly-developing warehouse market cake. Property Forum takes a look at the new and expanding players that have made headlines in recent months.

CTP is starting the construction of 80,000 sqm in Vecsés, a strategic location near Budapest Airport. With the market-leading 250,000 sqm under development in Hungary and high demand of the logistics and industrial space due to its large undersupply in the entire CEE region, CTP will reach the target of a 1 million sqm portfolio in the country already by the end of 2022, a year ahead of the originally projected forecast. CEE’s largest industrial developer already manages 10 parks in the size of 520,000 sqm in the country.

CTP has completed the acquisition of 27.5 hectares of land close to Belgrade city centre and is moving plans forward to develop CTPark Belgrade Centre, which will become Serbia’s largest logistics and technology facility to date with over 130,000 sqm of gross lettable area. The new CTPark will be strategically located 6 km from Belgrade’s city centre, 2 km from New Belgrade, and 5 km from Airport Belgrade.  

CTP has announced its intention to launch an initial offering and to apply for admission to listing and trading of its shares on Euronext Amsterdam. The logistics investor and developer aims to raise between €800 million and €1 billion.

CTP has purchased 460 hectares of forest in Eastern Czechia, raising the total forest the company owns to 560 hectares. The purchase is part of CTP’s strategy to own one sqm of forests for every one sqm of buildings it has, and with this ownership, to restore and protect the forests’ native biodiversity. This purchase brings CTP to the 89% benchmark of this goal.

CTP raised €500 million with their third green bond issue on 18 February 2021, increasing the total raised from Green Bonds to €1.55 billion since their inaugural issuance in September 2020.

CTP is extending its Romanian team with the appointment of Gijs Klomp as the new Head of Business Development. Klomp brings extensive knowledge of the industrial real estate market in Romania, where CTP owns and manages a market-leading 1.5 million sqm portfolio. Klomp's main task in his new role will be expanding it over 2 million sqm by the end of 2021. Klomp will also work with the M&A team of CTP, who has just confirmed its target of reaching a 10 million sqm portfolio by 2023.

CTP invests over €35 million in the construction of the new warehouse for Quehenberger Logistics in CTPark Bucharest West, the company announced.

CTP has announced a 15% annual growth which helped the company reach €344 million of annualised rental income by the end of 2020. With a portfolio of 6.3 million sqm and 740,000 sqm under construction at year-end 2020, CTP solidified its position as the largest logistics property owner and developer based on GLA in the Czech Republic, Romania and Serbia while announcing new developments in Austria, Poland and Bulgaria.

CTP enters a strategic partnership with Poland-based MDC² to develop full-service business parks throughout Poland. Construction in the first three locations will start in Q1 2021 and CTP will invest €200 million during the first year of the project.
