Domestic investors own some of the largest office projects that are under development in Romania, although international players have the biggest portfolios in the market. 


One of the biggest Romanian property companies is One United Properties, which is currently developing One Cotroceni Park I & II, with a leasable area of 80.000 sqm in Bucharest. The developer was founded by Andrei Diaconescu and Victor Căpitanu. At present, the company is selling shares to go public on the Bucharest Stock Exchange.

Iulius Group is developing Palas Campus Iași, with a leasable area of 60,000 sqm and UBC 0 Timișoara, an office building of 32,000 sqm. The developer is controlled by Romanian entrepreneur Iulian Dascălu.

The combined value of portfolios managed by the largest real estate investors in Romania totals over €8 billion, according to a report by Bucharest Real Estate Club and Cushman & Wakefield Echinox. 

In the logistics segments, the largest projects under construction are owned by foreign investors of the likes of CTP and WDP. International investments also dominate the retail segment, while in the residential sector there is a balanced picture between local and foreign investors.
