Colliers to lease Bucharest mixed-use redevelopment project

The reconstruction of Magazinului Bucuresti, the former universal shop located at the crossroads of Lipscani Street and I.C. Bratianu Boulevard in Bucharest, will be finalized by the end of this year. The new building will accommodate diverse concepts, from retail and services spaces to office, co-working or dining spaces. Colliers International Romania was assigned as exclusive agent for the leasing of the project.

Romania’s real estate market set for further growth

The Romanian real estate market recorded good results in the first half of 2019, with activity on office and investment segments getting more dynamic than that of some CEE peers. Colliers International Romania has been assigned to provide property management services for the office complex The Office in Cluj-Napoca, owned by Dedeman, the DIY store chain who marked their entrance on the real estate market in 2018 by acquiring The Bridge offices in Bucharest. Thus, the total portfolio managed by Colliers reaches almost 500,000 sqm: 210,000 sqm are located outside Bucharest, out of which over 100,000 sqm represent offices only.

Bucharest office tenants prefer metro connection

Around 77% of Bucharest’s modern office space is within 10 minutes’ walking distance from a metro station, according to the latest data from Colliers International. The interest in office developments is still focused on northern and western locations, as the largest office deliveries by the end of 2020 will be near Aurel Vlaicu (73,200 sqm) and Politehnica (58,400 sqm) metro stations.

Colliers releases new Prague office metro map

Prague’s modern office stock located within a 10-minute walking distance from a metro station grew from 2.54 million sqm to 2.69 million sqm between Q4 2017 and Q1 2019, taking the amount of Prague offices located within this walking distance to 77% of the total stock, according to the third annual edition of the Prague Office Metro Map from Colliers International Czech Republic.

New leases

  • CTP has welcomed the first tenant to CTPark Holubice, near Brno. Kuehne+Nagel has opened a modern distribution centre with a total area of more than 7,100 sqm, providing logistics services to clients in the Czech Republic and neighbouring countries.
  • Mindspace, a global operator of flexible office spaces, has signed a long-term lease agreement with Karimpol Polska for nearly 4,500 sqm of space in the Warsaw-based Skyliner II. Mindspace was advised by Gide Loyrette Nouel law firm, while Argon Legal provided legal advice to Karimpol.
  • Sygnity will take over new office space in Building B of the West Forum complex in Wrocław. The tenant, which has been present at the site for nearly 20 years, has opted to relocate within the development and sign a new long-term lease agreement. Sygnity was represented in the transaction by Patron Brokers, while BNM Real Estate serves as the exclusive agent for West Forum.

New appointments

  • CTP Romania has appointed Diane-Monique Forrest as Business Developer. She will focus on leasing activities in Transylvania, covering key cities such as Timișoara, Arad, Sibiu, and Deva.
  • iO Partners has announced the appointment of Róbert Cesnek as Head of Capital Markets in Slovakia, effective from January 2026. In his new role, he will focus on further strengthening market presence, advising clients on complex investment decisions and delivering high-impact transactions across asset classes.
  • Mateusz Sobczak has joined Scallier’s operations in Poland as Project Manager within the Development Department. Sobczak is an experienced engineer with 15 years of professional practice in project management within the commercial real estate sector. Throughout his career to date, he has collaborated with leading logistics developers, including the MLP Group and 7R.
