CPI raises €2 billion through green bond issuance

CPI Property Group has issued green bonds with a face value of €750 million, a yield of 1.625% and a maturity date of 23rd April 2027. Over €2 billion of the bonds have been placed. The company intends to use a significant portion of this to acquire high-quality office properties in Warsaw during Q4 2019 and 2020.

The largest supply of modern office space in 15 CEE countries was recorded in Warsaw, Budapest and in Prague, while the biggest increase of new supply in H1 2019 was noted in Bucharest. The most active tenant sectors are IT, professional services, banking, and BPO/SSC. Overseas capital flows to the CEE real estate market

According to the latest CEE investment report by Skanska, Colliers International and Dentons, the region is expected to keep up the momentum. A favorable economic situation and a very good performance of the CEE cities drive demand for new investments, including in the office market. The office stock has been growing over recent years and now totals 21.8 million sqm throughout the entire CEE. Forecasted completions by 2021 will increase it by another 20% - to 26.5 million sqm. Last year’s investment in real estate markets in CEE reached approx. €13.2 billion, with over €5 billion in the office market.

Immofinanz expands Stop Shop portfolio in CEE

Immofinanz is driving the steady growth of its Stop Shop retail park brand, as previously announced, with a next step that includes the expansion of the portfolio to 90 locations. The most recent acquisitions include six fully rented retail parks in Slovenia and Poland with roughly 54,000 sqm of rentable space. The annual rental income based on invoiced rents amounts to approximately €6.6 million, which represents a gross return of 8.6%.

CEE records strong H1 investment results

According to JLL, the value of real estate investment transactions in Central and Eastern Europe totalled more than €5.47 billion in H1 2019. Poland is the clear front-runner accounting for €2.72 billion (almost 50% share), followed by the Czech Republic with €1.68 billion (30%). In both countries, Asian investors, particularly those from South Korea, have been remarkably active. Total volumes in Hungary amounted to €400 million, while in Romania and Slovakia total volumes hit €338 and €350 million respectively.

New leases

  • A 200-square-metre Office Shoes store offering branded women's, men's, and children's footwear has opened in the Forum Gdańsk shopping centre. This is the chain's first shop in Gdańsk.
  • IWG has leased 906 sqm for a new Regus space in VOX Technology Park in Timișoara.
  • Auchan will open a new 7,000 sqm hypermarket at the end of next year in Sun Plaza, the shopping mall owned by CPI Romania. This move is part of a broader strategy to reposition Sun Plaza, which will undergo a phased modernization process starting in June. The space was previously leased by Carrefour.

New appointments

  • CBRE Romania has announced the promotion of Ramona Hîrnea to the role of Head of Investor Retail Leasing for its national operations. With over 22 years of experience in commercial space leasing, Ramona brings a comprehensive perspective on the retail market, gained both from her position as a consultant for property owners and as a representative of tenants.
  • Marcin Janik has taken up the position of head of the southern Poland region at CBRE. He will be responsible for Silesia, Małopolska and the previously serviced Wrocław.
  • GTC Group has appointed Miklos Egri as Chief Operating Officer. The new manager will be responsible for the company's day-to-day operational and administrative management in the Central and Eastern European markets.
